Bright Realty Leases Site at Castle Hills Village Shops to Reading Ranch


Bright Realty brokered the lease for The Reading Ranch in Phase II of the Castle Hills Village Shops. The 765-square-foot space is located in the master-planned Castle Hills community in Lewisville at King Arthur Blvd. and Lady of the Lake Blvd. The Reading Ranch will offer tutoring and summer programs in reading, phonics, spelling, vocabulary and more. Tim McNutt and Britton Lankford represented the landlord, Bright Realty, in the transaction. The tenant was unrepresented.

The Reading Room adds another tenant to the already popular Village Shops destination. TKO Libations, a craft brewery, is opening in the shops this summer. Bright Realty brokered the lease for a new F45 Fitness in the master-planned Castle Hills community located in Lewisville. The 2,352-square-foot fitness facility will be part of Castle Hills Commons, a new retail center located at 4920 State Highway 121, adjacent to Studio Movie Grill and SuperTarget. Bright Realty Brings New Starbucks to Castle Hills Area


A partnership led by Bright Realty broke ground March 14 on a Starbucks-anchored 7,700-plus square-foot retail building, Castle Hills Commons, located on the frontage road of State Highway 121 east of Josey Lane in Lewisville, Texas. Bright is leasing and managing the property. Texas Bank & Trust Company is the lender, with Bright Equities providing investor relations services.

With a highly visible location between the Super Target-anchored Lewisville Towne Center to the west and Nebraska Furniture Mart’s developing Grandscape to the east, Castle Hills Commons will be accessible to commuters on the busy Sam Rayburn Tollway. The new Starbucks will be joined by a 1,756-square-foot Planet Sub and a 1,699-square-foot Marsh Ridge Family Dental and Orthodontics, all with a July delivery date. Bright Realty is currently seeking national credit service tenants to fill the 2,352-square-feet of available space in the center.

Bright Realty recently sold several acres of a 19-acre tract at Hwy. 121 and Josey Lane in the Nebraska Furniture Mart/Castle Hills area. Public Storage purchased 4.312 acres with Tim McNutt and Britton Lankford representing Bright Realty; Ryan Jordan and David Copeland of Edge Realty represented the buyer.

A Culver’s burger and frozen custard franchise will also go in the area. Tim McNutt and Britton Lankford represented Bright Realty in the 1.469 acre sale; Justin Schoellkopf with Schoellkopf Company represented the buyer.

NorthPoint Development Company purchased 1.169 acres from Bright Realty, making this NorthPoint’s second area pad site purchase within the tract. Tim McNutt and Britton Lankford with Bright Realty represented Bright Realty in the deal; Bryan Cornelius with Venture Commercial represented NorthPoint Development Company.

An Atlanta developer purchased just under one acre in the same tract. Tim McNutt and Britton Lankford represented Bright Realty; Michael Meaden with CBRE represented the buyer.

Bright Realty’s last two available sites of 2.62 acres and 5.409 acres within the 19-acre tract are under contract and set to close in February 2015.

These recent Bright Realty deals accompany brisk activity and consistent growth in the area, with 2014 deals in the tract that included a Potbelly Sandwich Shop, Salsarita’s Fresh Cantina Mexican restaurant and an iShine Car Wash. Area activity also included the delivery of 379 single family home sites to Castle Hills homebuilders in late 2014; the groundbreaking on Crown Centre at Castle Hills, a 150-acre corporate campus; and groundbreaking on Discovery at The Realm, the first phase of a multi-family project with more than 4,000 units.

Bright Realty’s Shawn Hall brokered the sale of the company’s former headquarters at 4228 N. Central Expressway. The four-story midrise--known as the Bright Building--is approximately 54,000-square-feet with three levels of secure underground parking. Bright Realty Leases Spaces in Castle Hills Village Shops


Two new restaurants, operated by a well-known local restaurateur, will be moving into the growing Castle Hills Village Shops, located in the master-planned Castle Hills community at 2540 King Arthur Blvd in Lewisville. Three additional leases have also been signed.
Barry Tate, owner and operator of The Londoner restaurants in Dallas, Frisco, Addison and Allen, as well as the Frogg Coffee Bar & Creperie in Allen, will open both The Hills restaurant and Pizza Gallery in Castle Hills. The 1,954 square foot Pizza Gallery will feature wood-fired pizza, pasta and salads, and a full bar and patio. The Hills, a 2,582 square foot space with a casual sports bar feel, will offer a variety of “American comfort foods” such as burgers, fries and sandwiches and will also have a full far and patio. Bright Realty and Cinetopia theaters have executed a letter of intent to bring Cinetopia to the Lewisville community of Castle Hills. Cinetopia will be an anchor for The Bridges at Castle Hills, a premier retail, dining and entertainment destination to be built at Hwy 121 and Castle Hills Drive, about five miles west of the Dallas North Tollway. Cinetopia’s estimated opening date is 2014.

Cinetopia at The Bridges at Castle Hills will be approximately 70,000 – 80,000 square feet with 16 to 18 planned screens showing first run movies and special screenings. Twisted Spoon Café Opens This Summer in Castle Hills Village Shops and Plaza


The family-friendly Twisted Spoon Café will open this summer at 2560 King Arthur Blvd. in the Castle Hills community. The café will feature a variety of menu items, from Cajun dishes and home-style cooking to health-conscious choices and a Sunday brunch. The 4500 sq. ft. space will also feature a bar and specialty drinks such as frozen lemonade, frozen coffee and frozen Blue Blizzard smoothies to enjoy in the Plaza’s outdoor gathering space.

Bright Realty Signs Tic Toc Headquarters to 9,127 Square Foot


Bright Realty recently signed promotional marketing company Tic Toc as its newest tenant at the four-story State Bank & Trust Building at Central Expressway and Fitzhugh in the Uptown area of Dallas.
Elizabeth Ocando of Bright Realty represented the landlord and signed the new tenant to a 9,127 square foot space.

Dallas’ Tic Toc has been working around the U.S. for more than 30 years, serving mostly Fortune 500 companies. The company also has offices in Chicago, Kansas City, Raleigh-Durham and Hong Kong. The Dallas office will serve as company headquarters.

Bright Realty Continues Growth in DFW


Dallas, TX – Bright Realty has seen a steady increase in activity in both leasing and land sales in the last quarter and expects that trend to continue through the fourth quarter. Newly acquired agreements include the expansion of the first phase of the Castle Hills Village Shops and Plaza in far north Dallas with new tenants such as TRU Salon, Castle Hills Chiropractic and Edward Jones Financial Planning Services, as well as the beginning of phase three of the project in 2011.

Bright Realty also announced expansion at properties in southern Dallas, an area that desperately needs new retail and employment opportunities. New tenants include WAG Learning Center, Just Like Mama’s and Hollywood Supply. “Rather than focus on national retailers, our leasing agents took a more proactive approach going door to door to find smaller firms that already had a presence in the community. We offered an opportunity – and incentive – to expand and have leased more than 30,000 sq. ft. of space in the last 90 days,” said Tim McNutt,director of leasing and sales for Bright Realty.

“We continue to acquire new leasing agreements of Dallas/Fort Worth properties on a regular basis. High density, high income and high traffic areas continue to see growth as retailers seek space in these locations,” said McNutt. “Other opportunities in retail are on the low end where owners who have a low basis in the property can offer value to the tenants with aggressive terms.”

Management for Bright Realty is pleased to announce three new long-term tenants for Southwest Center Mall. The three tenants add 8,700 sq. ft. of retail to the southern sector mall.

WAG Learning Center, a provider of children’s tutoring services, signed a five year lease on a 6,200 sq. ft. site. Just Like Mama’s will offer home cooking in its 1,500 sq. ft restaurant site for five years. Hollywood Supply, specializing in vacuum cleaners and supplies, signed a three year lease for a 1,000 sq. ft. store.

Southwest Center Mall is located of Highway 67 and Camp Wisdom Rd. It is anchored by Macy’s, Sears and Burlington Coat Factory.

“We are very proud to be leasing retail space at Southwest Center Mall,” said Tim McNutt, Director of Commercial Leasing, Bright Realty. “It is an asset to the community and we are committed to bringing new business and opportunities to the area.”

The new businesses signed in August 2010 and will be open in the next 60 to 90 days.

Bright Realty Asset Management Division Obtains Prime Listing Agreements


The asset management division at Bright Realty, LTD is growing strong with recent listing agreements of five well located DFW properties totaling over 417,000 square feet of retail space and over 320 acres of commercial land. Properties include: Southwest Center Mall, Crossroads North, Lake Vista Marketplace, West Hebron Parkway and multiple land listings in Kaufman County.

“Bright Realty was quick to execute a fully integrated leasing and marketing strategy for Lake Vista Marketplace and leasing activity has picked up,” said Eric Stanley, Managing Director. Lake Vista Marketplace is comprised of two retail buildings, plus one outparcel space for single tenant use and ideally located close to the Lewisville Convention Center and Vista Ridge Mall.

“By addressing our client’s property management and leasing advisory needs, Bright Realty has effectively leased 20 % of the available retail space at West Hebron Plaza within a few weeks,” said Tim McNutt, Director of Commercial Leasing. The in-line retail space at West Hebron Plaza is surrounded by single-family and multi-family homes, plus offers excellent Hwy. 121 visibility and store front parking.

Bright Realty also has the sale listing assignment for over 300 acres in Kaufman County. The listing assignment accounts for approximately: 85 acres of mixed-use/medical property, 102 acres for mixed-use development, 5 acres of retail and 142 acres of multi-family development.

Tony Albanese Joins Commercial Leasing Team


Bright Realty is pleased to announce new commercial leasing associate Tony Albanese. Albanese will be responsible for new business development, plus leasing activities for Bright Realty properties and client properties including over 300 acres in Kaufman County.

Albanese joins Bright Realty from Falcon Realty Advisors, where he successfully leased over two million square feet of shopping center space. He also served as vice president for The Weitzman Group, successfully leasing more than four million square feet of retail center space.

Albanese was recognized in 2006 by the Dallas Business Journal as being a “Top 40 Under 40” executive, an honor for young business persons who are “making a name for themselves in business and their communities.”

Bright Realty Continues to Perform


“In spite of a down market and widespread negative press, the first quarter of 2010 has been very promising for us,” said Eric Stanley, Managing Director for Bright Realty.

“Activity picked up substantially right after the New Year and we have signed over $3 million in new office and retail leases this quarter. We have also brokered over $3.5 million in troubled asset disposition for area lenders,” added Stanley. With buyers anxious about the recession and credit markets, deals may be taking longer to close but good deals are definitely out there for both tenants and landlords.

Buyers and tenants are doing their homework to carefully research locations that fit their strategic plans much more diligently than during the boom. Area wide, there is downward pressure on rents. Commercial real estate professionals must find creative ways to consummate transactions with finesse and diligence. Bright Realty continues to have success and expects even better results as the year progresses.
