The Bright Realty team is returning to the International Council of Shopping Centers (ICSC) Texas Conference and Deal Making event in Dallas November 8 through 10. The event, which will take place at the Kay Bailey Hutchison Convention Center, brings together potential retail partners from across the state, giving them the opportunity to share information about the area’s most exciting retail projects.

“This year’s most talked about properties are along the State Highway 121 Corridor,” said Lucas Patterson, Bright Realty executive vice president. “We anticipate a lot of activity at our booth as we have a significant number of opportunities in that area.”

Bright Realty properties getting attention in the area include The Realm at Castle Hills, the Castle Hills Village Shops and pad sites at the intersection of Josey and Windhaven. The Realm at Castle Hills is a 1.4 million-square-foot mixed-used project with retail, office and restaurant opportunities, as well as more than 4,000 luxury multi-family units at Discovery at The Realm. The popular Castle Hills Village Shops continues to grow, with Phase 5 offering 5,206-square-feet of available space. Bright Realty Completes Sale of Castle Hills Commons


Bright Realty has completed the sale of its Castle Hills Commons retail site. Located on State Highway 121 near Nebraska Furniture Mart, Bright Realty broke ground on the 7,727-square-foot center in March 2016 and construction was completed August 2016. The site’s anchor, Starbucks, opened the following October and other tenants – Planet Sub, Great Expressions Dental Center and F45 Training – quickly followed. The location was fully leased when it was purchased by a private investor in September 2017.

“The State Highway 121/Castle Hills area is one of the fasting growing areas in the state,” said Britton Lankford, senior vice president. “Once again, we are proud to be front-and-center in the phenomenal growth we are experiencing here and to offer such a valuable investment opportunity.”

Bright Realty Returns as City of Lewisville Western Days Sponsor


Bright Realty’s Castle Hills is returning as sponsor of the City of Lewisville’s popular Western Days. The event takes place Friday, September 29, and Saturday, September 30, in Old Town Lewisville. The festival features live music on three stages, including performances by Friday’s headliner, Turnpike Troubadours, and Saturday’s headliner, the Randy Rogers Band. Families can enjoy unique arts and crafts vendors, gunfight re-enactments, Native American singers and dancers, the World Tamale Eating Championship and the annual cattle drive parade with Texas Longhorns.

The Kid Country Playground presented by Castle Hills features activities for young children. The Castle Hills Culinary Corner will feature live chef demos and tastings.

The event, which is anticipated to draw 25,000 attendees, is designed to showcase the history and spirit of the west and encourages attendees to find their inner cowboy. Other western-themed activities include a Stick Horse Rodeo, mechanical bull and pony rides. There will also be a Craft Beer Pavilion and car show.

Bright Realty is Front and Center at Forum on 121 Corridor Growth


More than 400 real estate professionals attended the August 8th “121 Corridor Development Update: The Boom Continues,” sponsored by Bisnow. Eric Stanley, Bright Realty President & COO, was a featured panelist on the topic of 121 Corridor growth, along with leaders from Gaedeke Group, Kaizen Development Partners, Altera Development and McKinney EDC.

The featured panelists at the event all have firsthand experience in the development of the area. Bright Realty had an early presence in 121 Corridor development and growth with its Bright family farm and Castle Hills master-planned community, which has approximately 4,000 single-family homes and is still growing. Stanley spoke about the entrepreneurial spirit, public/private partnerships and collaborative efforts that contributed to the area’s success, as well as the “live, work, play” concept that is a requirement in the current office tenant and residential marketplace.

Bright Realty Attracts Local Craft Brewery to Castle Hills


TKO Libations to Open in Castle Hills Village Shops in September

Craft brewers in Texas face a unique set of issues as they start their businesses, and leasing commercial space is one of those challenges. Leases for breweries differ from those for traditional food and beverages sites, with specific permitting, zoning, parking, production, safety and build-out requirements.

Bright Realty was able to meet those challenges and attract TKO Libations to Phase 3 of Castle Hills Village Shops. TKO Libations, a 2,810-square-foot brewpub featuring the recipes of award-winning brewers, is slated to open at Bright Realty’s Castle Hills Village Shops in September 2017. The Village Shops is in the heart of the master-planned Castle Hills community in Lewisville, located at King Arthur Blvd. and Lady of the Lake Blvd.

“As a landlord, we were willing to put in the needed extra work to bring a brewery into the Castle Hills community,” said Lucas Patterson, executive vice president. “We determined that the brewery was a good fit for the vibrant Castle Hills community, with hopes it will attract beer lovers beyond Castle Hills. Along with our tenants, we agreed that the location, unlike the traditional industrial brewery setting, was also a benefit.” The unique site offers views of Lake Avalon, The Lakes at Castle Hills golf course and the plaza’s water features, with an indoor bar, seating areas with games and TVs, outdoor patio seating areas and a separate brewery space with windows to view the brewing operations.

Bright Realty went the extra mile for the brewery tenant to ensure that state and federal regulations surrounding the brewing and selling of alcohol were met, as well as regulations regarding distance from the community’s onsite elementary school, and brewery-specific ventilation and safety measures.

TKO Libations will craft bold, all natural ales and lagers onsite, as well as refreshing non-alcoholic beverages, all using ingredients sourced locally. The brewpub will also offer beverages including beer and wine from select local craft brewery and winery partners, as well as national products that are underrepresented in North Texas.

The menu will feature a variety of favorite brews including several Brew Riot Homebrew award-winning recipes. Beer selections consist of a seasonal gingerbread porter, called Gingerbread Monster, 2016 1st place winner of 2016 Best Specialty Beer and 2015 1st place in the Christmas/Winter category; a Belgian strong dark ale, Abbey Delight, 2016 3rd place winner in the Belgian and French Ale Group; and a dopplebock, called Dopple the Pleasure, which won 3rd in its category.

TKO Libations is among other popular tenants at the Village Shops such as T.B.D. Kitchen, PI.E 3.14 Everyday Eatery, Kanzi Sushi & Hibachi, Sophia’s Kitchen and Z’s Wok.

“The Village Shops has become a destination for foodies,” added Patterson. “Our determination to work with tenants and finish out the space for a brewery means that it will now become a destination for craft beer fans.”

Bright Realty-Sponsored Concert Series Draws Crowds, Emphasizes Community


Castle Hills Spring Concert Series was a huge community success, underscoring the value Bright Realty places on funding free events that build community. The Saturday night concerts, on May 13 and June 10, drew large crowds to the Village Shops, exposing retail and restaurant tenants to potential customers, reinforcing the Village Shops as the heart of Castle Hills and exemplifying again Bright Realty’s commitment to community.

The concerts – Big City Outlaws’ country rock show in May and The Boy Band Night’s boy band tribute in June – drew hundreds of friends and neighbors to the shops. The concerts also included a long list of family-friendly pre-show activities surrounding the music performances: bounce houses, carnival games and prizes, a black light photo booth and more.

“Bright Realty’s commitment to creating a sense of community is evident at these neighborhood events. Annual Bright Realty Golf Classic was a “Big” Success


The 50th Annual Bright Realty Golf Classic for Big Brothers Big Sisters (BBBS), held on May 1st at The Lakes at Castle Hills, was a great success. The event raised $196,000 for the local organization that provides children facing adversity with role models and mentors who will change their lives for the better.

“Bright Realty has served as title sponsor for this event for eight consecutive years,” said Chris Bright, CEO, “because we support the BBBS vision of helping children at risk achieve success in life. All of the money raised goes directly toward getting Big Brothers and Big Sisters for local children on waiting lists. We are proud to support an organization that has such a direct and lasting effect on the lives of so many young people.”

Two hundred golfers participated in the event which took place on a gorgeous day at The Lakes, a private country club and course in the master-planned Castle Hills community. Golfers enjoyed drinks and food at The Lakes clubhouse and goody-filled swag bags. Top winners walked away with a Yeti cooler.

Big winners for the morning round included 1st place: Crossland Construction; 2nd place: Bright Realty; and 3rd place: Maxim Management. Afternoon winners were a 1st place independent team: Marc Lyons, Pat Shultz, Wayne Pickering and Pat Arthur; a 2nd place independent team: Jacob Murray, Matt Shem, Andy Nord and Mike Oswald; and 3rd place: Bright Realty.

Bright Realty RECon Recap: Brick and Mortar Still Rule


The Bright Realty team returned from this year’s ICSC RECon event with a strong message: brick and mortar retail is still very much alive in spite of the ongoing expansion of online shopping outlets. This year’s International Council of Shopping Centers convention in Las Vegas May 21-24 drew more than 37,000 participants. While at the convention, individuals from Bright Realty’s brokerage team met with real estate representatives in the Bright Realty suite at Bellagio and at the Las Vegas Convention Center.

Of the more than 1,200 exhibitors, many were vying for access to restaurant, entertainment, fitness and hotel tenant reps seeking physical locations for their “internet-proof” clientele, while others were hoping to appeal to tenant reps seeking attractive retail spaces to complement their online stores. “While big development news is focused on restaurants and entertainment tenants like Top Golf, many retailers are working on smaller deals to simply expand locations or complement their online businesses,” said Britton Lankford, senior vice president.

While in Vegas, Bright Realty team members spoke with convention attendees about opportunities Bright Realty has at its planned mixed-use development The Realm at Castle Hills and other sites along the booming State Highway 121 Corridor. Team members met with economic development representatives from south of DFW looking for opportunities for restaurant-driven spaces in their cities and also met with a major hotel group to discuss opportunities on third-party Bright Realty-owned property.

Another Bright Realty property, Castle Hills Village Shops, captured the attention of a rapidly growing local restaurant chain looking to expand to a unique neighborhood space with consistent foot traffic. In 2017, Bright Realty expanded its Village Shops to include townhomes and condos with a brand-new phase for restaurant and retail. This is on the heels of a recent press announcement that TKO Libations, a local craft brewery, will open the area’s first brewpub at the Village Shops this month. Bright Realty was pleased to support CREW Dallas as one of the top sponsors of CREW’s 31st Golf Classic LPGA Pro-Am. The April 24th tournament at Las Colinas Country Club benefited several local non-profits whose mission is to improve the lives of women and girls in the community. CREW Dallas is a non-profit organization of commercial real estate professionals dedicated to advancing the achievements of women in the CRE field. CREW Dallas supports local community organizations through its philanthropic effort, CREW in the Community, which has donated more than $3.5 million to benefit women and girls in need since 1985. This event marks the first year for the CREW Dallas Golf Classic to partner with the LPGA.

Bright Realty’s Discovery at The Realm was recognized with two awards at the recent Dallas Builders Association’s annual McSAM Awards. The awards recognize excellence among Dallas home builders and developers and were given at the group’s annual gala on March 25th at the Westin Galleria in Dallas.

Bright Realty Team Returns to Bellagio for Vegas ICSC


The Bright Realty team is looking forward to the 2017 International Council of Shopping Centers (ICSC) “RECon” convention May 21-24 in Las Vegas. This is the world’s largest event for real estate professionals in the shopping center industry. Bright Realty’s Concert Series Returns to Castle Hills Village Shops


Bright Realty, in partnership with the City of Lewisville, is bringing the popular Castle Hills Spring Concert Series back to the Castle Hills Village Shops. The third annual series features two concerts: Big City Outlaws, a country/rock band on Saturday, May 13, and The Boy Band Night, a boy band cover band on Saturday, June 10. Both concerts also offer family-friendly activities, food trucks and concessions, as well as opportunities to showcase Village Shops tenants to those from the Castle Hills neighborhood and from neighboring communities.

“Bright Realty recognizes the importance of events in building community, and activities like the concert series draw hundreds of people to the Village Shops and spotlight our tenants as well as our entire community,” said Eric Stanley, president and COO. “These events are a great way to remind people of all of the great amenities available to homeowners here, including the Village Shops.”

Realtor Advisory Board Members Hear Castle Hills Future Development Plans


Comprised of the area’s top-producing Realtors, the Castle Hills Realtor Advisory Board learned about Bright Realty’s upcoming plans for residential development in Castle Hills at the board’s first meeting for 2017. Held at The Lakes at Castle Hills, the board meeting featured Bright Realty CEO Chris Bright who outlined the plans for residential activity in Castle Hills which will see 500-600 new lots developed in the coming years.

The CEO noted that since the first lot was developed in January 1997 Castle Hills has grown to 4,000 single family homes. Bright shared that Castle Hills will continue to diversify its product mix, which in recent years has included patio homes in the very successful Golf Villas neighborhoods, and more recently expended to townhomes and multi-family products.

The newest residential product selling in Castle Hills is Chateaux at The Shops. These 19 luxury townhomes, built by American Legend Homes, are situated within the Castle Hills Village Shops and address the “live/work/play” aspect of the community – connecting residents to retail, office and entertainment – which is a driving factor in all of Castle Hills’ development.

In addition to the townhomes, Bright Realty will also be offering 18 multi-family units at the Village Shops, the first to be delivered this summer. This is in addition to Bright Realty’s luxury apartment community Discovery at The Realm, which houses 423 units in 3 buildings, currently leasing.

The second phase of The Villas is selling now, with more than 80 percent of Phase 2 sold out. Buyers at The Villas appreciate a low maintenance, country club lifestyle with stunning golf course views. Sales are also brisk in Southpointe, with only about 70 home sites available, and Northeast is in close-out. Bright attributed much of Castle Hills’ success to its residents. “As the developer, we give tools and access to residents to allow neighborhoods to be what they want them to be,” said Bright. “The residents drive that evolution.” And regarding his approach to development this year, he said, “I still have my foot mashed down on the accelerator, and I don’t anticipate changing that thought process in 2017.”

Annual Bright Realty Classic Benefiting Big Brothers Big Sisters Returns to The Lakes at Castle Hills

Only Two Sites Remaining at Busy Josey/Windhaven Retail Site


Only two pad sites remain in Castle Hills’ growing retail development on the southeast corner of Josey Lane and Windhaven Parkway. The site, owned by Bright Realty, offers high visibility and traffic counts, as well as a grocery-store anchor.

“A new ALDI is set to break ground in late summer 2017 at the site, the first in The Colony/Lewisville area,” said Britton Lankford, senior vice president. “That will serve as a great draw to this location.”

Current tenants at the site include Caliber Collision; Honest-1 Auto Car; DreamWash Auto Spa, opening February 2017; and a self-storage facility opening June 2017. Two pad sites are still available. Lot 3 offers 47,757-square-feet; lot 5 is 57,980-square-feet. Bright Realty has plans to deliver a building on lot 2a, which will be available for lease in summer 2017. Bright Realty had a busy and productive 2016, with success in brokerage efforts as well as retail properties, office properties and residential development. Here is a quick recap of the year:

Bright Realty Brokerage
Brokers were active across the Metroplex in 2016, adding new clients for landlord representation including: 4/4 Music School in McKinney; Altamirano Tex-Mex in Decatur; DC Dent Center in Arlington; Half of Half Name Brand Clothing in Irving; Papillon Fitness in Sunnyvale; Texas Rug Gallery in Southlake; TruKitchen in McKinney; and F45 Fitness, Starbucks and Z’s Wok in Castle Hills. Under tenant representation, Bright Realty expanded its client list to include R Taco (formerly Rusty Taco), WingStop and multiple Spirit Halloween franchisees.

Bright Realty Retail
Bright Realty successfully leased all units in Castle Hills Commons, with construction on the retail center’s Starbucks—the newest neighborhood outlet in the growing area—completed in October. Located off SH121 in Lewisville adjacent to Nebraska Furniture Mart, Castle Hills Commons also includes a Planet Sub, opening in the first quarter of 2017, along with a national dental group and fitness facility.

In Castle Hills Village Shops, Bright Realty began construction on the last phase of the mixed-use center. Phase 5 will add approximately 8,500-square-feet of ground floor retail with delivery targeted for spring.

Bright Realty Office
With land development activities complete, Crown Centre, on 2,600 acres in the State Hwy. 121 area, will be meeting corporate campus needs as soon as mid-2018. Crown Centre is build-to-suit and is a stone’s throw from corporate headquarters such as Toyota, FedEx, JC Penney, Liberty Mutual and more.

Bright Realty’s other signature office project, the Realm at Castle Hills, continues to spur interest. The Realm was featured on the North Texas Commercial Association of Realtors’ (NTCAR) office property tour last fall. More than 100 commercial agents from all over the DFW area learned about prominent North Dallas office projects, focusing on the SH121 corridor. As the availability of future Class A office space in the popular West Plano-Legacy-Frisco corridor continues to dwindle, developers for corporate relocations are looking west for premium office space.

Bright Realty Residential
Bright Realty continues to diversify its residential product mix in Castle Hills, a 2,600-acre development which has grown to 3,942 single-family homes. Most notable is the delivery of the first phase of Bright Realty’s luxury apartment community Discovery at The Realm, which is on track to achieve full occupancy this spring. With 423 units, Bright Realty has been able to achieve higher rental rates with the addition of notable amenities such as a staffed Club with craft beer and wine service, lake with pedestrian promenade, resort-style pool pavilion, dog park with walking paths and much more.

In Castle Hills Village Shops, Bright Realty delivered 19 lots for townhome development. With inspiration from a European-inspired lock-and-leave lifestyle, “Chateaux at The Shops” will feature 2-story townhomes with yard maintenance included and a shared landscaped garden area for residents to enjoy. Bright Realty Team in the Spirit of Giving


The Bright Realty team celebrated the 2016 Christmas holiday by ensuring children of Cumberland Presbyterian Children’s Home in Denton had gifts under the tree. Cumberland offers residential care and emergency shelter for children in need, as well as counseling and parenting classes for families. According to staff at Cumberland, “The holiday season is both joyous and challenging for those we serve. Our children have faced hardships that no child should ever face.”

The team participated as part of the annual Bright Industries holiday event that benefits a local non-profit organization.

Twenty-three children at the home completed wish lists that were forwarded to Bright Industries. The Bright Realty team helped fulfill Christmas gift wishes for those children with items including Fitbits, UGG boots, clothes and shoes, makeup, art supplies, a pogo stick, basketball and football. One child has his request for a Western outfit (boots, belt, belt buckle and jeans) filled. Other items provided by the team included DVDs, gift cards, an iPod, headphones and a set of Harry Potter books.

“The children being served by Cumberland have been in crisis and participating in this effort is a great chance to demonstrate what the Christmas season is all about,” said Eric Stanley, president and COO. “We consider it a privilege to serve our community in this very small way and hope it makes a difference for the children there.”

The staff was very grateful for the generosity shown by Bright Industries and Bright Realty employees. “Thank you for being a wonderful part of our community at Cumberland and giving so generously this holiday season to our Angels,” they said. “The words ‘thank you’ don’t seem to cover how we feel! Bright Realty’s The Realm at Castle Hills was featured prominently in a recent NTCAR (North Texas Commercial Association of Realtors) office bus tour. More than 100 commercial agents from all over the DFW area learned about The Realm after starting off the event with lunch and a presentation from Stephen Jones at The Star in Frisco.

“The three-and-a-half hour tour featured stops at some of the most impressive office locations in the Frisco/SH 121 area so The Realm was a natural fit for the agenda,” said Lucas Patterson, executive vice president. The Realm at Castle Hills is Bright Realty’s 324-acre mixed-use development combining office, retail, dining and apartments along prominent SH 121 frontage and Standridge Drive. The first phase of the project is scheduled for delivery in 2018.

Castle Hills Growth Spurs Grocery Diversification


A growing population along the State Highway 121 corridor is bringing a diverse mix of grocers to the area to meet the needs of both residents and daytime employees.

“Activity in the Castle Hills area – both residential and commercial – is exceptional and it’s not going to slow down any time soon,” says Eric Stanley, Bright Realty President and COO. “Major corporate relocations and record-breaking housing starts have impacted the area. This kind of growth requires retail services to support a more diverse demographic, one that is requiring a certain level of retail experience with more options.”

There are several grocery retailers currently open or coming soon to the Castle Hills area. The Kroger Marketplace on State Highway 121 and Josey Lane offers traditional items as well as premium beer and wines, international items and even fine jewelry. This particular location is also one of a handful in the state to offer the grocer’s new “ClickList” program which allows shoppers to purchase items online and pick up at the curb. According to The Dallas Morning News, the ClickList service targets two types of shoppers: those with limited time and those with limited mobility.

In addition to the Kroger Marketplace, Super Target occupies the opposite corner, east of Josey Lane. At the southeast corner of Josey and Windhaven Parkway, ALDI is scheduled to begin construction in the next year. An additional European-based grocer is also eyeing Castle Hills for a new location.

“There are 4,000 single family homes in Bright Realty’s master-planned Castle Hills community alone, with several hundred more planned in the coming years. Our multi-family project, Discovery at The Realm, will bring thousands of luxury apartment homes to the area and Crown Centre, our corporate campus, will increase daytime population. Bright Realty Shines at Texas ICSC


Bright Realty’s revamped booth – with a more open floor plan – was a big hit at the International Council of Shopping Centers (ICSC) Texas Conference and Deal Making event October 5 – 7 in Dallas. The “open flow” set-up drew hundreds of visitors at the Kay Bailey Hutchison Convention Center, where team members discussed Bright Realty’s most exciting projects with brokers and potential retail tenants.

“This year’s event was one of the largest ever in Dallas,” said Lucas Patterson, Bright Realty Executive Vice President. “The increased attendance had a definite impact on the traffic we saw in our booth, as well.” This year’s event hosted 4,049 registered attendees, compared to last year’s 3,895.

“Guests to the booth were very interested in seeing our oversized aerial of Castle Hills and the surrounding State Highway 121 area because of the incredible amount of growth there,” added Patterson. “We are a huge part of the activity there so we had a very consistent and attentive audience.”

Discovery at The Realm Gains Momentum on Delivery, Leasing


Bright Realty’s luxury apartment community Discovery at The Realm gained momentum over the summer months. The second of three distinct apartment buildings was completed along with several key amenities, including the leasing office, fitness center, yoga studio, business center, a lake with docks and beaches, pedestrian promenade, and most notably, a resort-style swimming pavilion with two pools and a cabana entertainment area.

Bright Realty’s Eric Stanley Serves as Resource on 121 Corridor Expansion


Bright Realty President and COO Eric Stanley was center stage at Bisnow’s August 25th “121 Corridor Expansion” event, sharing his insight, experience and even some anecdotes on growth in the area with a room of more than 200 DFW-area commercial real estate executives. Stanley shared the stage with Hines Managing Director Drew Steffen, Granite Properties Director of Development David Cunningham, TIG Director Brad McJunkin, Myers & Crow Company Principal and Co-Founder Marc Myers, and panel moderator Dan Bowman, Allen EDC CEO and executive director.

The panelists offered a current assessment of the office market in the State Highway 121 area and compared the activity there with the rest of Collin County and DFW. They also addressed the level of tenant interest, space needs and costs, what drove them to develop on 121 and what changes they anticipated in the coming years. Each of the panelists added to the discussion with insight on a significant project they won or contributed to in the area.

“There was no Sam Rayburn Tollway or State Highway 121 back in the ‘50s when the Brights started buying the land that is now Castle Hills,” said Stanley. “People thought we were crazy to put that price point on homes in the area but at the end of day, we’ve got almost 4,000 rooftops, with more coming, as well as more than 4,000 apartments under construction. With The Realm at Castle Hills and our Crown Centre corporate campus, we have a good size little town in Castle Hills with components for walkability. Our residents and tenants can work, play and live there.”

The panelists, who together brought decades of real estate experience to the presentation, agreed that the major game changers in the 121 corridor expansion are both the Sam Rayburn Tollway and job creation. The tollway has allowed for an easier commute to DFW International Airport and to other parts of the city, and major corporate relocations have impacted the area.

Castle Hills Business Breakfast Addresses the State of the Commercial Office Market


The team from JLL, the commercial real estate firm brokering leases for Bright Realty’s Crown Centre and The Realm projects, provided its perspective on office park development in DFW to guests at Bright Realty’s most recent Business Breakfast. Attendees met at The Lakes at Castle Hills for a “state of the market” on commercial office development across the nation, in Texas, in Dallas-Fort Worth and specifically in the Castle Hills area.

“Despite the slowdown in the oil patch,” said JLL Managing Director Jeff Eckert, “DFW still leads in job creation across the nation. In fact, DFW carries Texas with a whopping 74 percent of the state’s job growth.”

That job growth translates into activity in commercial office development. The annual Castle Hills Fourth of July Freedom Festival was all about family fun with lots of kids’ activities, music, food trucks, one of the best fireworks shows in the area, and perhaps even more importantly, “community.” This year’s Freedom Festival, sponsored annually by Bright Realty, took place Monday, July 4th, at the Castle Hills Village Shops.

This year’s ICSC RECon in Las Vegas was a deal-making success for the Bright Realty team. Changing its strategy from the traditional – and static – booth to a more mobile and dynamic approach, the Bright Realty team was on the move at this year’s event, covering ground at both the convention center and in the team suite at Bellagio.

Bright Realty Golf Classic Recap: Great Day on the Course Brings in $198,000 for BBBS


Thanks to everyone who attended and supported the 49th Annual Bright Realty Golf Classic benefiting Big Brothers Big Sisters (BBBS). The event on Monday, May 2, at The Lakes at Castle Hills raised $198,000 to match at-risk youth of North Texas with caring role models who will forever encourage them to reach their true potential.

“We are proud to be a long-time supporter of BBBS, serving as title sponsor for seven consecutive years, and could not have enjoyed this kind of fundraising success without the participating golfers and sponsors,” said Chris Bright, Bright Realty CEO.

This year’s event had a great turnout – despite an unseasonably cold day – with almost 200 golfers participating and supporting a great cause. Thirteen teams teed off in the morning and 34 teams played in the afternoon.

The event has long been popular in the DFW area, ranking 18th on the 2015 list of highest grossing Charity Golf Tournaments in DFW by the Dallas Business Journal. The event also gave local golfers an opportunity to experience The Lakes a Castle Hills, a private country club recently ranked 5th on Avid Golfer’s “Best Country Club – First Class” list.

Bright Realty Hosts General Contractor Appreciation Event at Discovery at The Realm


Bright Realty celebrated a major milestone in the construction of its Castle Hills multi-family project, Discovery at The Realm, by hosting an appreciation event for the General Contractor and its subcontractors at the site. The first of Discovery at The Realm’s 423 apartment units are leasing, with residents beginning to move in daily.

Joining the Bright Realty development, leasing and marketing teams at the appreciation event were representatives from general contractor Andres Construction, including Senior Vice President Warren Andres and Project Manager Jared Powell.

Castle Hills Business Breakfast Explores Residential Values


The Castle Hills Business Breakfast, held monthly at The Lakes at Castle Hills, provides insight and perspective to the trends and issues affecting Castle Hills and surrounding businesses. This month’s meeting was no exception, with Bright Realty CEO Chris Bright presenting “The Economics of Residential Valuations” to a packed audience comprised of The Lakes members and their invited guests.
With 4,239 single-family home lots either built or under development, Bright traced the 18-year history of Castle Hills from an economic standpoint, demonstrating the obstacles that residential developers face in offering marketable product at a price consumers can afford. Bright explained the impact of land prices on new homes and how today’s market is limiting the size of lots. The average price for a lot in Castle Hills in 2010 was $61,222, while in 2015 that same lot size price jumped to $90,040. Bright explained how these lot costs, which are passed on to the end buyer, impacts how much “home” the buyer can afford, making these calculations from a development standpoint increasingly difficult.
Bright also discussed how buyers’ expectations have changed since Castle Hills’ first homes were built, introducing the idea of “functional obsolescence”—in which older homes become increasingly obsolete in terms of their functional value as new homes continue to incorporate higher standards of product and energy efficiency. This makes new homes far superior and, more valuable. Bright also explained how increasing land prices impact resale values of existing homes. He believes that in the older sections of Castle Hills, residents can maintain their home values by updating them to current new home offerings. However, even some features cannot be corrected, like a 2-car garage. “It’s a disadvantage when a home only has a two-car garage,” he stated. “Today, most families prefer a three-car garage.”
In reviewing Bright Realty’s plans for future Castle Hills residential development, Bright cited the recent acquisition of the adjoining 100-acre Singer Ranch (70 acres developable), which Bright said was necessary to maintain Castle Hills’ value. “Not buying the land leaves us exposed to what might go up there,” he said. “Our acquisition of Singer Ranch demonstrates our desire to maintain the value of homes in Castle Hills and the value of the neighborhood.”

- Bright Realty brokered the sale of a 1.966-acre site in the rapidly growing Castle Hills area just off State Highway 121 at the southeast corner of Josey Lane and Windhaven Parkway. A climate-controlled mini-storage facility will go in this location.

Josh Meyer with Ranches and Rivers Realty represented the buyer, Brookwood Properties, in the transaction. Bright Realty’s Tim McNutt, Blake Davis and Britton Lankford represented the seller, SEC JWH, LLC, in the transaction.

Bright Realty’s expertise in creating community was recognized in a front-page feature in Texas Real Estate Business. The article focused on a short list of regional projects that demonstrate creative solutions to overcoming the obstacles faced by developers. Prospective tenants can visit the leasing center daily to review floor plans, interior selections and of course, submit a lease application.

The first 400-plus units – studio, one and two- bedrooms – will be ready for move-in in April. The resort-style pool and lakeside promenade will be complete just in time for Memorial Day weekend; the permanent leasing office space will open in June.

Bright Realty: Year in Review


2015 was a very productive year for Bright Realty, with major developments in commercial, residential, office and multi-family projects. Big announcements in the retail arena include a new Starbucks, which Bright Realty will develop at their retail center adjacent to Nebraska Furniture Mart. With a target completion date in the fourth quarter of 2016, Starbucks joins other big name tenants there such as a Potbelly Sandwich Shop and Culver’s (both now open) as well as Unser Racing and Public Storage. In addition, Bright Realty brokers closed numerous deals all over North Texas as landlord and tenant reps for clients such as Orange Theory Fitness, Pure Plates, Mathnasium, Crickett Wireless, Kolache Factory, Halloween City, Anytime Fitness, WingStop, Spirit Halloween and more.

Progress on Bright Realty’s multi-family project Discovery at The Realm, near State Highway 121 and Castle Hills Drive, continues to be on track with delivery in April 2016. Progress continues in office development on Crown Centre at Castle Hills, a billion dollar office park located on State Highway 121 and Business 121. The infrastructure on the development is complete and Bright Realty is marketing Crown Centre’s pad sites for Class A office for sale or build to suit. The corporate campus will bring more than 3 million-square-feet of Class A office and retail space to the area.

Single-family residential growth in Bright Realty’s master-planned community Castle Hills continues to be strong, especially with the number of corporate relocations to the area. More than 270 home sites were delivered to the community by Bright Realty in 2015, bringing the total number of lots there to just under 4,000.

The popular Castle Hills Village Shops received great publicity with the opening of a new restaurant concept that is drawing “foodies” from all over DFW. T.B.D. Kitchen received great reviews for its cocktails and street tacos just a few weeks after opening. The Village Shops will expand into its fifth phase in 2016, breaking ground late in the year, adding approximately 8,500-square-feet of ground floor retail and 18 multi-family units above the retail.

Bright Realty continued its community involvement with a sponsorship of the 16th hole at the annual Commercial Real Estate for Women (CREW) Dallas Golf Classic, which benefits local women and girls, and the Independence Elementary PTA Fall Run.

Christmas Done Bright


Bright Realty continued its Christmas tradition of making the holidays happier for local children in need by donating hundreds of gifts to Buckner Children’s Home in Dallas. The organization provides foster group care for children at its east Dallas campus in cottages that allow siblings to remain together, providing a consistent home environment while in the state’s custody after having been abused, neglected or abandoned.

Bright Realty led the charge to collect items to fulfill children’s wish lists, by combining efforts with other Bright Industries divisions including American Legend Homes, Bright & Co. Marketing, Bright Equities and Infinity Lawnscape. Employees from each organization filled those Christmas wishes with items such as skates, scooters, books, soccer balls, basketballs, movies and even a “pretty Christmas dress.” The Bright Realty staff filled up their sleighs and delivered the gifts December 3rd.

“We hope these gifts bring lots of Christmas joy and excitement to the Buckner Children’s Home,” said Eric Stanley, president and COO. “The Bright Realty team members certainly had a great time shopping for the kids and checking off the items on their lists. Bright Realty: ICSC Texas Recap


The Bright Realty team returned to the International Council of Shopping Centers (ICSC) Texas Conference and Deal Making event in November. The conference took place at the Kay Bailey Hutchison Convention Center in Dallas.

Bright Realty’s 800-square-foot, high-tech set-up offered retail partners the opportunity to learn about the company’s latest projects including pad sites in the Lewisville/Castle Hills area; a junior anchor development on the southeast and southwest corners of SH 121 and Castle Hills Drive; and the expansion of the Castle Hills Village Shops.

The Bright Realty pad site on SH 121, just west of Plano Parkway and adjacent to Nebraska Furniture Mart, got the attention of many national brand service retailers at the convention. This high visibility and easy access address already has a Planet Sub restaurant, a dentist office and a Starbucks under tentative agreement, leaving just 2,400-square-feet of building space at the site.

Bright Realty reps also used the convention to present opportunities at The Realm, a junior anchor development with opportunities for a large grocer, big box retailers, restaurant and entertainment sites as well as pad sites. The population growth within one mile of The Realm, as well as another Bright Realty pad site on the busy southwest corner of Josey and Windhaven, is projected at 25.6 percent within the next five years, making these developments a draw for a number of tenants.

Growth at the Castle Hills Village Shops was also a topic of discussion. This popular neighborhood destination within the Castle Hills community has become known with local “foodies” for its trendy dining spots. Bright Realty will be adding a fifth phase to the Village Shops in the coming months.

In addition, Bright Realty continues to build a list of impressive transactions with tenants such as ALDI, Wingstop, Orangetheory Fitness, Unser Racing, Little Caesars, Cricket Wireless, Spirit Halloween and more.

Castle Hills Business Breakfast Spotlights Population and Retail Growth in Area


Several local business leaders met recently at The Lakes at Castle Hills for an update on commercial and residential growth in what has become one of the busiest development corridors in all of North Texas: the SH 121 area in Lewisville and The Colony that includes Castle Hills and the busy Nebraska Furniture Mart/Grandscape area.

“What had previously been a bedroom community is transforming into one of the fastest growing areas of DFW. The population within the Retail Trade Area (RTA) along SH 121 has almost tripled in the last 15 years. And the total number of businesses in Lewisville grew from 4,300 in 2009 to more than 5,000 in 2012. That kind of growth will certainly continue with the number of corporate relocations to the area,” said Lucas Patterson, executive VP for Bright Realty and a veteran in the commercial real estate field. The group met on November 17 at The Lakes at Castle Hills country club.

Patterson gave specific updates on new developments and status updates on ongoing projects to both business leaders and local homeowners, who are interested in how the activity will affect them.

“Approximately 360 people are moving to Texas every day. According to the U.S. Bureau of Labor Statistics, the state has added 104,000 jobs in the last year and the unemployment rate in Texas is below the national average. Increased rents and a strong demand for space has resulted in the highest new development pipeline for retail Dallas-Fort Worth has seen since the recession,” said Patterson. “And with the progress on construction along 121, we are seeing some very exciting entertainment options and employment opportunities coming to our community as well as a lot of traffic and success for current businesses. The new Top Golf, for example, is one of the busiest – and biggest earners of alcohol sales – in the state.”

Bright Realty has approximately 350 commercial acres at various stages of development in the area. Patterson said that Bright Realty recently signed an ALDI and several other tenants to a pad site on Josey and Windhaven. A pad site on 121, just west of Plano Parkway, will feature a sandwich shop and has a Starbucks under tentative agreement. In addition, infrastructure on the 150-acre Crown Center office park is complete and Bright Realty is currently marketing Crown Centre’s pad sites for Class A office for sale or build to suit.
Residential opportunities are also growing in the area. Bright Realty just released more than 500 lots for single-family homes in Castle Hills and is seeing heavy traffic from Toyota and other relocations. Development is also well underway for Discovery at The Realm with the first 423 of 4,000 luxury multi-family units being delivered spring 2016.

Lacy Teague, a business owner who recently purchased a home in Castle Hills, attended the meeting to learn about the most recent developments in the area as well as network with other local executives and residents. “The meeting was a great opportunity to get insight from people who are both prominent and active in this specific community, and also invested in its success,” said Teague. “They have a clear understanding of its potential and I walked away with some very useful information, from the perspective of both a local homeowner and business owner.”

Also discussed were commitments from other large retailers coming to the area such as a Rooms-To-Go flagship store, a Marriott and other hotels, an In-N-Out Burger and a Coyote Drive-In movie theater as well as the location for two future LISD schools.

“Nebraska Furniture Mart alone is expected to bring in more than 8 million shoppers a year,” said Patterson, “and the projected population around Castle Hills will continue to experience incredible growth. We are working hard to bring both residents and the day time population the retail, office and entertainment this area will need to keep up with this kind of growth.”

Unique Dining Experiences Draw Foodies to Castle Hills Village Shops


The Castle Hills Village Shops, in Bright Realty’s master-planned community in Lewisville, is proving to be a popular dining destination for both “locals” and foodies from all over DFW. Crowds are flocking to the popular PI.E 3.14 Everyday Eatery thanks to positive reviews and word-of-mouth. The success of PI.E 3.14, which opened June 2014, has been so great that its owner, Sean Conner, is now producing a second culinary concept for the Village Shops. He describes his next venture, TBD Kitchen, as the “funky taco shop” he says he’s always wanted to open. He hopes to be serving those funky tacos in Castle Hills by November 2015.

When Conner opened PI.E 3.14, which specializes in signature pizzas like “Lipstick on a Pig” (pork belly, yella cheese, kale, red onion, Carolina bbq sauce and cilantro), it resulted in attention from CultureMap, Dallas Observer, Restaurant magazine and more. DFW Crave said, “Embraced by the tightly woven neighborhood in a beautiful shopping center that offers pretty much everything the golf cart driving community might need, PI.E 3.14 is a match that offers some pretty terrific pizzas, salads, sharables, and hefty entrees.”

Bright Realty Continues Impressive Development in Castle Hills


Bright Realty’s mega-development Castle Hills continues to grow, and development of the master-planned community’s newest phase is underway. Castle Hills Phase 9, to be marketed as “Southpointe,” will add 177 50-foot home sites situated on approximately 35 acres at the northeast corner of Hebron Parkway and Standridge Drive.

Castle Hills currently has more than 3,600 single-family homes completed with 12,000 residents, making it North Texas’ fourth largest master-planned community. Bright Realty Developing ALDI-Anchored Site in Lewisville


Bright Realty is developing an ALDI-anchored retail site in the growing Castle Hills community of Lewisville. The 13-acre parcel, owned by Bright Realty, includes a total of seven commercial pad sites to be developed by the company. ALDI is the first retailer to close within the development. The ALDI site, located on the southeast corner of Josey Lane and Windhaven Parkway, is 1.809 acres. Two other tenants are currently under contract; those additional two lots total 3.863 acres.

In February of this year, the Dallas Morning News reported that ALDI has plans for more than 450 grocery stores in Texas. As of early 2015, ALDI opened 89 stores across the state since 2010, with 52 in North Texas and 19 in Houston. ALDI plans to begin work on the Castle Hills site in the first quarter of 2016.

The new ALDI will be near Nebraska Furniture Mart’s Grandscape development and other Bright Realty developments in Castle Hills including Crown Centre, a 150-acre office park, and Discovery at The Realm, a luxury 4,000 unit multi-family project, both currently under construction. Bright Realty’s 2,600-acre master-planned Castle Hills community currently has almost 4,000 single-family homes.

Bright Realty Completes $20 Million Improvement Project


In October, Bright Realty will complete the last of $20 million in improvements it has made to The Lakes at Castle Hills with the unveiling of a newly redesigned and fully renovated clubhouse. This is the culmination of an improvement plan executed by Bright Realty since it obtained ownership of the club and golf course in September 2011 and rebranded the property as The Lakes at Castle Hills. Today, it is a private country club with over 300 member families and growing.

Castle Hills Northeast: Continued Sales and Success for Bright Realty


Bright Realty’s 2,600-acre master-planned Castle Hills community in Lewisville has been an active development for more than 15 years. Major renovations at The Lakes are on schedule and moving right along! Construction is underway on the main clubhouse which, at completion, will add more than 12,500-square-feet of additional space, bringing the clubhouse’s total square footage to a whopping 23,477-square-feet! This extra space will feature expanded adult and family dining areas, a new treatment spa, a new kid’s area, much larger locker rooms, a larger kitchen and a new golf shop. The updates in this portion of the project, anticipated for completion by late summer, also include a men’s and women’s 19th Hole bar and grill and nearby event lawn.

This renovation follows the brand-new 4,444-square-foot Fitness and Wellness facility that the Lakes recently built adjacent to the Clubhouse. Castle Hills growing with new corporate park, apartments and retail


More than 12,000 people have made a home in the Castle Hills development in Lewisville in the 20 years since the project was started.

Now the 2,600-acre community is entering a new phase of development with the start of construction on thousands of apartments, more retail space and an office park.

“We are probably about 60 percent built out,” said Chris Bright, CEO of Castle Hills developer Bright Realty. “I figure we have another 10 to 15 years’ work left.

“Now we are about 60 percent residential,” Bright said.

With about 3,300 occupied homes, Castle Hills has been one of the most successful suburban residential developments in the Dallas area.

Single-family homes in the project, which includes a country club, central shopping village and neighborhood parks, start at more than $300,000 and go above $1.5 million.

“It’s been one of the most active communities in the metroplex,” said David Brown of housing analyst Metrostudy Inc. “It was in the top 10 in the second half of last year.

“It’s become more of an infill location now as everything has moved to the north. I would expect the final phases to do extremely well.”

Bright said that there is only enough vacant residential property left in Castle Hills for 800 to 900 more single-family homes.

So the developers are turning to commercial land that’s been withheld for higher-density projects.

“The first 15 years at Castle Hills has been about building the residential component,” Bright said. “We had to do that first.”

Construction has started on a 150-acre office and business park at State Highway 121 and Carrollton Parkway.

The Crown Centre Office Park is planned for as much as 3 million square feet of construction. The first office building will have more than 200,000 square feet.

Bright said the location between Interstate 35E and the Dallas North Tollway should be attractive to businesses.

“We’re 11 miles from the north entrance of D/FW Airport on the freeway,” he said. “And we have the single-family housing for the decision makers to live.”

Young professionals

Soon Castle Hills will have high-density rental communities that appeal to young professional workers.

Bright Realty is breaking ground on a 20-acre, 423-unit urban-style apartment project that will be on Castle Hills Drive south of State Highway 121.

The $75 million development is across the street from where Bright plans to build several hundred thousand square feet of shopping and entertainment venues.

“We’ve been talking to theater operators,” Bright said. “There is going to be some office, but the anchor of our project is multiple restaurants.”

Castle Hills is just up the freeway from where Nebraska Furniture Mart is about to open its almost 2 million-square-foot store and distribution center next year at State Highway 121 and Plano Parkway.

The giant furniture complex and surrounding retail are expected to draw thousands of shoppers to the area.

“When they go next door, I get all the benefits without having to accommodate them,” Bright said.

Toyota Motor Corp.’s $350 million North American headquarters campus is also being built nearby, on 121 at Legacy Drive. It will bring almost 4,000 new professional workers to the area.

Preferred lifestyle

The new apartments at Castle Hills and other suburban Dallas residential developments are bringing a lifestyle now preferred by the majority of young office workers.

“You are talking about an integration of single-family homes with apartments, entertainment and retail,” said Greg Willett, vice president of Carrollton-based apartment analyst MPF Research. “We’ve spent the last decade talking about the urban core, and the suburbs are becoming a new interesting story.

“It’s an evolving environment where you are urbanizing suburban locations,” Willett said. “The jobs are already there.”

Adding commercial businesses and Uptown-style apartments at Castle Hills will complete the vision for the plan that dates back to the 1980s.

“I’ve been working on this project for a long time,” Bright said. “My dad bought the first piece of this land in 1952 — the year I was born — for $83,000.

“He had acquired it all by 1966.”

Businessman H.R. “Bum” Bright bought up the farmland northwest of Dallas after studying suburban locations for future development potential. “He wanted to buy as close to downtown Dallas as he could at the lowest price,” Bright said. “Having this land free and clear without debt enabled us to address it carefully over time.

“You have to have the discipline to wait for what makes sense for your development.”

Bright Realty Teams Spreads Holiday Cheer to Local Veterans


The Bright Realty team showed support for Denton County veterans and their families by participating in the VA Hospital Toy Drive. This effort specifically supports Denton County veterans who are hospitalized and may not be home for the holidays. More than 100 gifts were donated to the children of veterans, and to veterans themselves, by members of Bright Realty and other Bright Industries companies. Those gifts were presented to volunteers from the local American Legion post on December 19 at Bright Realty’s headquarters.

Bright Realty Year In Review


It has been a very busy year for Bright Realty. In October, Bright Realty announced the development of Crown Centre at Castle Hills, a billion dollar office park located in the busy Nebraska Furniture Mart area on State Highway 121. The corporate campus will bring more than 3 million square feet of Class A office and retail space to the growing area.

The company also announced the groundbreaking of its first multi-family project. The first phase of Discovery at The Realm, a luxury product planned with more than 4,000 units projected at build-out, broke ground in November. The mixed-use project will be just south of Windhaven Parkway at Castle Hills Drive in Lewisville. Discovery at The Realm’s first phase will be developed in three podium-style buildings on 20.372 acres of land. The first available units are planned for an April 2016 delivery with all phase one units delivered by October 2016. Total project costs will be in excess of $75 million.

In residential development news, Bright Realty delivered 379 lots for single-family homes to the Castle Hills master-planned community. In the past year, the company has delivered a total of 523 lots for single-family residential home construction. With these latest lots, the total number of single-family homes in Castle Hills is 3,653, making Castle Hills DFW’s fourth largest active master-planned community, with continuous new home construction activity spanning 15-plus years.

Bright Realty reps have also been very busy closing office, retail and medical office deals all over the North Texas area, including leases and sales with tenants such as RaceTrac, Goodwill and WingStop. The company continues to hold exclusive leasing assignments in many North Texas cities including Plano, Allen, McKinney and Prosper and the Castle Hills Village Shops, among others.

Bright Realty brokers closed the sale of the former headquarters of Bright Realty, located at 4228 N. Central Expressway. Bright Industries and its remaining entities had vacated the building in 2013 to relocate to a new office in Castle Hills.

To keep the business community updated on local developments, real estate trends and economic issues that affect the growing DFW area – and Lewisville and Castle Hills specifically – Bright Realty has also begun hosting “Business Breakfast” events at The Lakes at Castle Hills. The breakfast meetings feature speakers and Q&A with local experts such as Trent Perry, economic development consultant for the city of Lewisville, who illustrated the plans for immediate and long-term growth in the city of Lewisville.

Lewisville development will bring 4,000 apartments


Developers of a Lewisville community are breaking ground this month on the first of more than 4,000 planned apartments.
The huge new rental housing complex will be built on the south side of State Highway 121, just west of the new Nebraska Furniture Mart and Toyota’s planned headquarters.
The project is part of the 2,600-acre Castle Hills development, which has been under construction since the 1990s.
The new Discovery at The Realm apartment community will have three buildings in the first phase on more than 20 acres south of Windhaven Parkway at Castle Hills Drive.
The initial 419-unit, five-story apartment complex is expected to cost more than $75 million and will open in 2016.
“We think the timing is right to do this project,” said Chris Bright, CEO of Castle Hills developer Bright Realty. “We are trying to create a little bit of an urban environment, but in a suburban location.
“We’ve gone all across the country looking at projects like this to see what we should create.”
The apartment buildings will be connected by a series of parks and trails, with resort-style swimming pools, a spa and other amenities.
The rental community was designed by 505 Design of Boulder, Colo., and LandDesign and BB+M Architecture of Charlotte, N.C. Andres Construction Services of Dallas is the general contractor.
Mutual of Omaha Bank and Great Southern Bank of Springfield, Mo., are providing construction financing that was arranged by Berkadia Commercial Mortgage LLC. Cornerstone Real Estate Advisers LLC also provided funding representing one of its institutional clients.
The Discovery at The Realm apartment community is just one of several new developments in the Castle Hills project. Bright Realty recently broke ground on the first phase of a 150-acre office park called Crown Centre at Castle Hills. The first office building will have about 200,000 square feet.
And construction is underway on the Castle Hills Marketplace shopping center, which is anchored by a Kroger Marketplace supermarket.
“There is a mixed-use project we are still working on Windhaven Parkway [near the new apartments] that will have 400,000 to 450,000 square feet of retail,” Bright said. “The whole 121 corridor is on fire right now.”
Since opening in 1998, Castle Hills has grown to 10,000-plus residents and more than 3,600 single-family homes.
“We have another 800 or 900 home lots left to deliver,” Bright said. “We’re probably four to six years within being built out on the single-family homes.”
The Bright family’s involvement in the property goes back more than a half century.
“My dad, H.R. ‘Bum’ Bright, bought the first piece of it in 1952,” Bright said. “We donated the right of way for 121 in 1989.”
The projects at Castle Hills are just the latest in a string of major developments on State Highway 121 between the Dallas North Tollway and Interstate 35E.
Nebraska Furniture Mart will open its almost 2 million-square-foot store and distribution center next year at 121 and Plano Parkway. The giant furniture retailer is part of an even larger mixed-use project that will include shops, restaurants, hotel rooms and other buildings.
Toyota’s $350 million North American headquarters campus will be constructed nearby at Highway 121 and Legacy Drive.
Another big project — the $2 billion Legacy West mixed-use development — will kick off in February near the southwest corner of 121 and the tollway.

Bright Realty kicks off new $75M apartment community at Castle Hills


After getting started on a massive $1 billion
corporate campus near Nebraska Furniture Mart, Lewisville-based Bright Realty has kicked off a new $75 million, 4,000-home luxury apartment development.

The developer plans to get started on the first phase of the project, known as Discovery at The Realm, alongside State Highway 121 south of Windhaven Parkway in Lewisville later this month.

Bright Realty President and COO Eric Stanley said the decision to start the project comes on the heels of corporate newcomers settling in the nearby corridor, such as Toyota North America, Nebraska Furniture Mart, and FedEx Office.

“With the employment growth rate in Dallas-Fort Worth at a consistent incline, the population will continue to expand and thrive, which will ultimately require housing to those employed in the area,” said Stanley, in a statement.

The initial phase of the project will sit on more than 20 acres of land, with the first apartment homes scheduled for completion in April 2016.

Plans for the new residential community include a number of apartments buildings within a walkable community, which includes trails, parks and resort-style swimming pools. The development will also include a lakeside promenade, concierge service and spa.

This project will sit next to the new Castle Hills Marketplace shopping center, which is currently under construction at State Highway 121 and Josey Lane.

Bright Realty is working with 505 Design in Boulder, Colorado, LandDesign in Charlotte, North Carolina, and BB+M Architecture, also of Charlotte. Dallas-based Andres Construction Services is the project’s general contractor.

The new community will be part of larger development at Castle Hills, which will be known as The Realm at Castle Hills. The overall project will include more than 5,000 apartment homes and 1.4 million square feet of retail, office, restaurant and theater on a total of 324 acres.

This project is a milestone for Bright Realty after CEO Chris Bright’s father H.R. “Bum” Bright got his start in real
estate more than six decades ago, Bright said.

“With Discovery, we are getting back to our roots, but with a modern twist," he said.

Work is underway on the office park's first 200,000-square-foot office building. Bright Realty is already marketing the speculative office building.
Each building in the park is expected to range from 150,000 square feet up to 400,000 square feet, depending on tenant demand, Bright said.
"This is part of an upper-end development with access to amenities and major retailers near the site," he said. "This is almost an infill site; we aren't pioneering a lot anymore and we are taking advantage of the demand that's already there."
The Castle Hills development has already added nearly $1.6 billion to the tax base, Bright said. In the next five to seven years, he expects to pump an additional $1 billion into the property tax base.
Bright Realty has continued to develop home lots, with 3,300 homes or home lots on the ground after the community's first resident moved into the development in 1998.
At full build-out, mega-development Castle Hills is expected to have roughly 4,200 single-family homes.
"We think we are creating a residential environment that provides an effective workforce for those types of businesses with a reasonable commute, which I think will become more important over time as the region grows," Bright said.
The corporate office park, which will take 12 to 20 years to completely develop, is expected to have a lake with water views and outdoor art installations.

Bright Realty brokered two leases for the busy and growing Castle Hills Village Shops at 2540 King Arthur Boulevard in Lewisville.

Bright Realty Promotes Britton Lankford to Senior VP


Bright Realty has promoted Vice President Britton Lankford to the position of senior vice president of retail brokerage. In his new role, Lankford will be responsible for oversight of the retail brokerage team as well as assisting Bill Knotts, executive vice president of Bright Realty, in new business development and recruiting as the company expands services for clients throughout DFW and Texas.
“In the two-plus years Britton has been with Bright Realty, he has excelled in personal production as well as in mentoring and supporting his retail brokerage and sales associate colleagues,” said Knotts.
Lankford originally joined the Bright Realty team as a commercial leasing and sales associate. Prior to joining the Bright team, Lankford worked for Century 21 Commercial where he managed 13 agents and handled tenant representation, successful site selection, lease negotiation and the opening of prosperous retail sites. He also served Cross Development, overseeing all aspects of Wal-Mart Super Center-shadowed retail projects with site selection and leasing.

The Lakes at Castle Hills Announces New Executive Chef


The Lakes at Castle Hills golf course and club is pleased to announce the appointment of a new executive chef. Eric Lokke will bring his unique recipes, which reflect Texas comfort food with a Mexican twist, to the club.

Chef Eric was raised on his family’s southern comfort food and discovered his love for cooking while working as a prep cook at Hollywood’s Kodak Studios. He attended Le Cordon Bleu College of Culinary Arts in Dallas and, after graduation, worked as chef in well-known Italian restaurants and steakhouses. Over the years, he has created his own style of food: a fusion of his favorite Southern and Mexican recipes, influenced by his Texas roots and California restaurant experience.

Chef Eric’s new menu at The Lakes at Castle Hills will feature appetizers such as fried chicken and waffles, a recipe of crispy breaded fried chicken wings on maple-bacon waffles with an ancho chile maple syrup. His par 3 sliders will also be popular appetizers. The trio of sliders will include bacon cheeseburger, lamb with mint yogurt sauce, and buffalo chicken with ranch and bleu cheese crumbles. His entrée menu will feature honey bourbon marinated shrimp with jalapeno-bacon-cheddar grits as well as a Texas meatloaf topped with jalapeno gravy. As with all of the fare, desserts and breads will be made from scratch in The Lakes’ kitchen.

“I’m looking forward to bringing a distinctive menu and one-of-a-kind recipes to The Lakes at Castle Hills,” said Chef Eric. “While the presentation will be unique to The Lakes, the recipes will feature flavor combinations that we Southerners have known and appreciated all our lives.”

The 42nd Bright Realty Texas State Open ended in dramatic fashion with Nathan Tyler of Phoenix, Arizona, capturing the title by birdieing the first hole in a sudden-death, three-man playoff. Tyler shot rounds of 71-70-70-69 for a four-round total of 8-under par, 280. Tyler bested his top-ten finish from last year's Texas State Open and took home the first place prize money of $25,000.

Jamie Elliott of Coppell, Texas, and Dustin Risdon of McKinney, Texas, also finished the day at 8-under par to force the playoff. Elliott shot rounds of 72-71-70-67-280, and Risdon had rounds of 73-71-67-69-280. Matthew Vela of San Antonio and Pat Grady of Broomfield, Colorado, finished the championship tied for fourth at four-under par, 284. Kolton Crawford of Mansfield, Texas, finished the championship at one-under par, 287 to capture low-amateur honors. Crawford is currently playing golf at the University of Arkansas.

"The Lakes at Castle Hills was an exceptional venue for this year's Bright Realty Texas State Open," said Mark Harrison, executive director for the Northern Texas PGA. "The feedback we received from the contestants was exceptional. They loved the layout, conditioning and the fact that the course provided a fair, but challenging test.”
The Texas State Open has a proud history of outstanding venues such as Champions Golf Club, Stonebridge Country Club, Horseshoe Bay, and The Woodlands and champions such as Lee Trevino, Ben Crenshaw and Jeff Maggert.

All four rounds were contested at The Lakes at Castle Hills, a 7,256 yard, par 72 layout located in Lewisville. The total purse was $125,000.

Tyler Captures 42nd Bright Realty Texas State Open

Bright Realty Acquires Leasing of Arlington’s Woodland West


Bright Realty has acquired the leasing for Woodland West shopping center, a 176,414 SF retail center located near Interstate 30 in central Arlington. The site is anchored by a Tom Thumb grocery store and has more than 21,505 square feet of in-line retail space available for lease. Woodland West is located at 1112 – through 2833 West Park Row Dr. New tenants would join Tom Thumb, Quizno’s, Papa John’s Pizza, Tuesday Morning and several established and high-traffic retailers. Britton Lankford and Tony Albanese of Bright Realty will represent the property owner in Woodland West shopping center leases.

Bright Realty Texas State Open Pro-Am Results


The Bright Realty Texas State Open Pro-Am was held today at The Lakes at Castle Hills in Lewisville. The Pro-Am consisted of 28 teams competing in a low gross plus low net ball format with a separate professional division. The team of Ray Richmond of Spring, Texas and three amateurs, Larry Boatner, Logan Boatner and Scotty Bryant took home first place and each amateur received a Nike VR-S driver with UST Mamiya PROFORCE VTS 65 shaft.
Brian Norman of The Colony, Texas, Stuart Deane of Arlington, Texas, Hudson Johnson of Longview, Texas and Will Osborne of Fort Worth, Texas all tied for 1st place in the professional division with rounds of even par, 72.
The Bright Realty Texas State Open Pro-Am precedes the 42nd Bright Realty Texas State Open, to be contested on Thursday, August 2 through Sunday, August 5 at The Lakes at Castle Hills. The Championship will be a 72-hole stroke play event consisting of 144 professionals and amateurs playing for a projected purse of $125,000. The field will play 36 holes before being cut to the low 50 scores and ties. The 42nd Bright Realty Texas State Open is presented by UST Mamiya.

Bright Realty Tops “The List”


The Dallas Business Journal (DBJ) recently named Bright Realty as the third largest residential developer in North Texas. In addition, Castle Hills, Bright Realty’s master-planned community, was named as North Texas’ third largest residential development.
Bright Realty and Castle Hills were both featured in the DBJ’s “The List,” annual rankings compiled by researchers at the publication. According to the DBJ, “The List” names “the hottest area companies in their fields,” is a “trend-tracker, serves as a barometer for the economy” and “keeps an eye on ‘what’s up, what’s down, who’s in and who’s headed out.’”
North Texas residential developers were ranked by the number of local lots developed or under construction in 2011. Bright Realty’s 571 lots beat out other well-known developers such as Hillwood Communities and Hines. Residential developments were ranked by new home starts through the first quarter of 2012. Bright Realty’s Castle Hills, a 2,500-acre Lewisville master-planned community, came in at 226 starts, just under Trophy Club and McKinney’s Westridge community.
“Being number three in this highly competitive market is an accomplishment and we are proud to be recognized for our hard work and success,” said Eric Stanley, Bright Realty president and chief operating officer.

Bright Realty Closes Sweet Deal in Houston


Bright Realty brokered the lease for a 1,700 square foot Frutto Frozen Yogurt and Smoothies in Houston. The yogurt and smoothie site will be at Fall Creek Plaza, a 31,000 square foot shopping center at Beltway 8, just east of Wilson Road in Houston.

The Lakes at Castle Hills Hosts Texas Women’s Open


The Lakes at Castle Hills is proud to have served as host for the 2012 Texas Women’s Open on June 20 and 21. Jody Fleming of Melbourne, Australia, captured the Texas Women’s Open at The Lakes at Castle Hills by five strokes over Kelsey Kipp of Tyler, Texas, with a final round score of 7-under par, 65 and 6-under par, 138 tournament total. The tournament serves to promote the game among female golfers in the region.
New to the championship this year was the Senior Division for participants aged 50 or older who elected to compete for a separate $2,100 purse and played at a modified yardage. Nancy Beck of Dallas was the 2012 Senior Champion. Rachel Smith of Mansfield, Texas, captured the low amateur award with a final round score of 3-over par, 75 and 3-over par, 147 tournament total. Haley Wilson of Fort Mitchell, Alabama, had a hole-in-one on the par-3, 7h hole. Wilson used an 8-iron from 145 yards.
The Lakes at Castle Hills is a newly renovated 18-hole championship course located in the master-planned community of Castle Hills in Lewisville, Texas. Following the Texas Women’s Open, The Lakes will welcome the Texas State Open, the premier championship for the Northern Texas PGA August 2 through August 5. This year marks the tournament’s return to Dallas after being in Tyler, Texas, for the last six years. The Lakes at Castle Hills is a Bright Realty development.

Bright Realty’s Big Brothers Big Sisters Golf Tournament Raises Awareness and Funds


The 45th Annual Bright Realty Golf Classic and the 1st Annual Bright Realty Corporate Golf Championship benefitting Big Brothers Big Sisters raised more than $273,000 and will take kids off the waiting list for big brothers and big sisters This year’s tournament.took place May 21, 2012, at The Lakes at Castle Hills. Both saw low scores and great conditions at the newly renovated course and raised funds for the organization that places caring adults in the lives of children in one-to-one mentoring relationships.

For the inaugural Corporate Championship event, Brian Norman took the low individual trophy while the Bright Realty group of Dan Parker and Brian Norman took the inaugural team award. Both Norman and Parker are golf professionals at The Lakes at Castle Hills.
The afternoon Bright Realty Golf Classic scramble event saw the team from Martin Marietta Materials take the trophy from the 2001 Coors Distributing of Fort Worth championship team.

Bright Realty ICSC “RECON” Recap


The Bright Realty team recently returned from the 2012 International Council of Shopping Centers (ICSC) “RECON” convention, the world’s largest event for real estate professionals in the shopping center industry. The event drew more than 30,000 professionals to the Las Vegas Convention Center May 20 through May 23, 2012.

Twelve members of the Bright team manned the company’s 800 square foot, high-tech booth which drew attention with its impressive display of logos from Bright Realty tenants such as Einstein Bagel’s, Smashburger and Tutti Frutti. Real estate professionals who visited the booth also learned about the company’s exciting new project, The Bridges at Castle Hills, with detailed renderings of the 1.5 million square foot mixed-use project. Slated to break ground in 2013, The Bridges at Castle Hills features a 70,000 square foot luxury Cinetopia theater as well as more than 425,000 square feet for retail and restaurant, 540,000 plus square feet for office, more than 1,000 residential loft units and 154 boutique hotel rooms.

“RECON offered an opportunity for us to make some new contacts as well as spread the word about The Bridges and our properties all over the Dallas-Fort Worth area,” said Eric Stanley, managing director. “We are pre-leasing Phase III of the Castle Hills Village Shops and Plaza and seeking the right tenants for more than 400,000 square feet of third party leasing assignments and 50 pad sites.

David Choe Joins Bright Realty as Senior Associate


David Choe has joined the Bright Realty team as senior associate. In his role with the commercial real estate firm, Choe will focus on tenant representation, pad site assemblage and dispositions, project leasing and multi-unit development planning. Prior to joining the Bright team, Choe was an associate at The Weitzman Group; senior associate at J&B Commercial; and a financial consultant in private wealth management at Morgan Stanley. He is a Dallas native and graduate of Notre Dame University.

Sarah Jones has joined the Bright Realty team as vice president of Corporate Services. Bright Realty Brokers Mammoth-Size Lease


Bright Realty brokered the lease of a 46,500 square foot site in Allen for Billings Productions. The site, located at 1277 Republic Pkwy, will serve as the new and expanded headquarters for Billings Productions, North America’s leading provider of life-size animatronic dinosaurs for zoos, museums and theme parks. The lease was brokered by Bright Realty associate Tony Albanese. John Hendricks of CBRE represented the landlord.

Billings Productions has created dinosaurs for clients all over the world, including the Fort Worth Zoo, Houston Zoo, Cincinnati Zoo and Gardens, Detroit Zoo, France’s Dinovotion and Japan’s Misaki Park. With the move to its new headquarters, all dinosaurs—from the Allosaurus to the Tyrannosaurus Rex, each with its own electronic brain to activate and control movement and sounds—will be created on-site at the new Allen headquarters.

Lunada Tex-Mex Grill Signed to Castle Hills Village Shops and Plaza


Bright Realty announced the signing of a new restaurant in the Castle Hills Village Shops and Plaza. The family-friendly Lunada Tex-Mex Grill will open December 2011 at 2560 King Arthur Blvd. in the Castle Hills community. The 2,561 square foot space will feature both traditional and unique Tex-Mex menu items in addition to an original taco menu. The lease was brokered by Bright Realty associate Elizabeth Ocando.

The restaurant is being opened and operated by award-winning local restaurateur Lisa Galvan, who launched and previously owned Luna de Noche restaurants in the Dallas area. With Luna de Noche, Galvan received recognition for the restaurant’s menu items from D magazine, Travel Host of Dallas, AOL City Guide and the Dallas Observer, among others.

Galvan’s partner in Lunada is food and beverage consultant Gerald Walker, former president of the Greater Dallas Restaurant Association and owner of several popular franchise restaurants. Also making up the Lunada team are Arnold Nitishin, partner and principle in CT Restaurant Management Services Group and Galvan’s son, Vance, who has managed several full service restaurants.

Bright Realty announced the upcoming grand opening of The Lakes at Castle Hills. The golf course, which has undergone a complete renovation, is located at 699 Lady of the Lake Blvd., in the Lewisville master-planned community of Castle Hills. The grand opening, which will be marked with a limited number of commemorative golf rounds, is Saturday, September 24, 2011. Formerly The Golf Club at Castle Hills, The Lakes at Castle Hills has been renamed as part of the new ownership by Bright Realty.

The September 24th grand opening festivities will showcase the club and course via various events that are open to the public. Golfers will have the opportunity to experience the new course via the purchase of a commemorative round of golf. A limited number of commemorative rounds are available and are expected to sell out. Lewisville, TX (August 15, 2011) – Renowned golf instructor Hank Haney has chosen The Lakes at Castle Hills as home and headquarters for the Hank Haney Golf Schools and the site of a new Hank Haney Golf Academy. Bright Realty Successfully Leases Castle Hills Village Shops Phases I and II


Dallas, TX (July 1, 2011) - Bright Realty is pleased to announce that the Castle Hills Village Shops and Plaza Phases I and II are 90 percent leased. The leasing success of Phases I and II will be marked with the planned groundbreaking for Phase III, located within the same site.

Currently, the Village Shops includes more than 82,861 square feet of retail and office space in the heart of Lewisville’s master-planned Castle Hills community. Bright Realty successfully leased the space in spite of challenging economic conditions and a location that is relatively unknown outside of Castle Hills.

“The challenge with the Village Shops, which is situated in the middle of a community and not readily accessible from any major intersections, was to capture an audience outside the neighborhood, in addition to capturing those already there,” said Tim McNutt, director of commercial leasing. “The current economy added to that challenge.”

In order to meet the challenge, Bright Realty developed an extensive marketing plan that focused on the right use for the Castle Hills Village Shops, which built momentum in leasing activities and ultimately led to the lease-up. “That plan included a Residential Strategy Summary Report that gave us a residential insight for target use,” said McNutt. “We tackled visibility challenges with marketing incentives and took it to the streets. The marketing plan also included partnering with BCM, Bright Realty’s marketing arm, for weekly events in the Plaza to draw outside traffic. In addition to hosting a Saturday farmer’s market, the Village Shops and Plaza location serves as venue for concerts, game nights, and family-friendly activities.” The Village Shops now buzz with activity and tenants offering a wide variety of conveniences and dining options.

“The success in leasing this location shows that Bright Realty is up to any task,” added Elizabeth Ocando, commercial leasing and sales agent. “We are proud that our research, analysis, planning and solid expertise allow us to meet the needs of our clients.”

Phase I of the Village Shops opened in 2004, and Phase II opened in 2008. Groundbreaking on Phase III is planned for the coming year. Phase III is pre-leasing now, with approximately 20,000 square feet for retail and dining, including an expanded outdoor dining and entertainment area, fountains, beautiful landscaping and stone elevation. The second floor office space featuring approximately 25,000 square feet is successfully pre-leased. With the addition of Phase III, the Village Shops will total 128,000 square feet in office and retail space.

Developer Casts Its Community in a Movie's Starring Role


It’s the ultimate product placement.

Castle Hills, a 2,500-acre mixed-use master-planned community in Lewisville, Texas, served as the set for a 51-minute family friendly film, “Cooper & The Castle Hills Gang,” which the community’s developer, Dallas-based Bright Realty, produced with an eye toward creating a unique marketing tool.

“Marketing is no longer about selling. It’s about engaging,” says Tracy Lucas, Bright’s director of marketing. Initially, Bright Realty intended to shoot a seven-minute infomercial, “and 10 years ago, that’s probably what we would have ended up with,” says Lucas. But the filmmakers hired to make that video, Ditore Mayo Entertainment, convinced the developer’s owner, Chris Bright, that something more ambitious might be more effective.

The film, which cost an estimated $500,000 to produce, according to The Internet Movie Database, debuted in April at the Dallas International Film Festival’s Family Day. It was then screened for 2,000 guests at the community’s Village Shops and Plaza. The movie is now available for free viewing online at www.castlehills.com.

Once it was posted online, Bright Realty saw a 40% increase in traffic to the Castle Hills website from the previous month and an 85% increase from the same month the year before. Lucas tells Builder that while the Internet traffic from the movie has receded a bit, Bright Realty thinks the DVD could have “a pretty indefinite shelf life.” It’s available in the sales offices of all the builders active at Castle Hills (including Bright’s home-building division, American Legend Homes). It’s showing on the flat-screen TVs in all of the community’s model homes. And it’s being distributed as collateral marketing material to third-party buyer leads, such as people relocating to Dallas.

This Fourth of July, the movie will be rescreened during the community’s three-day “Freedom Festival.” And Bright Realty has received a number of inquiries from companies about its marketing efforts, including GDR, a London-based trends consultancy specializing in retail and?hospitality. GDR produces a global innovation publication called Global Scanning, which focuses on forward-thinking concepts. It’s planning to run a feature on Bright Realty in a coming issue, according to Jamie Hawkes, a spokesperson for the developer.

The movie is a coming-of-age drama, set on the Fourth of July, about a precocious 11-year-old Cooper Callaghan, who lives in what he calls “the best neighborhood in the entire world.” The plot involves Cooper and his posse of friends helping an elderly, retired attorney, Jack Wilson (whose last name can’t help but evoke the irascible Mr. Wilson in the “Dennis the Menace” comic strip) find his wedding ring before Wilson’s wife returns home from a trip to Phoenix.

That mission sets the kids off on a journey through Castle Hills, with stops at several of its amenities—its pool, the golf club, trails, and gardens—to retrace Wilson’s steps of the previous few days. (The movie includes some creative animation to highlight the community’s commercial and retail components.) Along the way, the self-centered Cooper learns about the value of teamwork and community, and even how to get along with his annoying older sister Penny.

The ring is found, of course, with fireworks going off in the background. “Everybody got what they wanted or needed,” says Cooper. “Everybody got happy.”

These life lessons, though, are secondary to the movie’s real purpose: to show off Castle Hills, which when completed will have 3,324 homes whose selling prices start in the $200s and go up to more than $3 million in the community’s gated Enchanted Hill, which is prominently featured at a key juncture of the film.

The property sold to a private investment group that plans to re-tenant the asset. Bright Realty associates Kerry Assa and Tony Albanese negotiated the sale on behalf of SB&T Assets Corp. Bright Realty used its extensive contact database to market the project to more than 50,000 real estate professionals nationwide, resulting in several competing offers. 2011 Bright Realty Celebrity Golf Classic Raises $270,000 for North Texas Children


Dallas, TX (June 1, 2011) – Bright Realty, title sponsor of the 2011 Celebrity Golf Classic benefiting Big Brothers Big Sisters, is proud to announce this year’s golf tournament raised more than $175,000 for North Texas children. Lucas Patterson Joins Bright Realty


Bright Realty is pleased to welcome Lucas Patterson as Director of Retail Development. Patterson’s primary focus is the development of The Bridges at Castle Hills, a planned mixed-use project located in the Lewisville area. The Bridges at Castle Hills will offer major anchor locations, prime retail, office, dining and entertainment sites, as well as multi-family living. The 56-acre site is highly visible from State Highway 121 and easily accessible from the Plano, Carrollton, Frisco and Castle Hills areas.

Patterson will also focus on the existing Castle Hills Village Shops, located within the 2,500-acre master-planned Castle Hills community, currently with more than 2,000 single family homes. The Village Shops currently offers convenient dining, retail and office space for the “walkable” Castle Hills community and features expansive green space and water features. In addition, Patterson will assist in the growth of Bright Realty’s third party management leasing and asset disposition services.

Patterson brings with him an extensive network of contacts within the retail and real estate sectors. He is a graduate of the University of Texas with a bachelor of arts in English and an MBA with a concentration in real estate finance from the McCombs School of Business. Patterson is a licensed Texas real estate agent and has been working in commercial real estate for nine years. Patterson spent the last six-plus years with Lincoln Property Company and was successful in leasing more than 1.3 million sq. ft. of LPC's shopping center developments in the Austin area, as well as aiding the company with the acquisition, leasing, management and partial disposition of a third party portfolio in excess of 1 million sq. ft. in Central Texas.

Castle Hills Recognized as "2011 Realtor’s Choice Community of the Year”


Bright Realty is excited to announce that Castle Hills was selected as the “2011 Realtor’s Choice Community of the Year” by the Home Builders Association (HBA) of Greater Dallas. The announcement was made at the HBA’s annual McSAM Awards on March 24, 2011. This is the second time that Castle Hills has won a McSAM “Community of the Year” award; the community was also recognized with the honor in 2007. The McSAMs were created in 1979 to recognize builders and developers who show “maximum creativity in sales and marketing.”

The prestigious “Realtor’s Choice Community of the Year” award was determined with the help of a market research firm – Market Research Answers, Inc. – to conduct a survey of real estate agents throughout the Dallas area via email. The contacts totaled nearly 30,000 unique email addresses and queried respondent’s feedback about their experience with a particular community on topics such as customer service, community lifestyle, overall satisfaction and, specifically, how likely Realtors would be to recommend a particular community to a friend or family member.

Wall Street Journal- Dallas Developer Touts Project With Family Film


Chris Bright, scion of the Texas Bright dynasty built on oil and banking, has gone beyond snappy brochures and business cards to market the family’s 2,500-acre Castle Hills development near Dallas.

His Bright Realty this Saturday will unveil an atypical marketing tool for its project: a 60-minute, family-focused movie shot entirely in the neighborhoods, shopping centers and golf courses of Castle Hills. The film, produced by Ditore Mayo Entertainment, will debut Saturday at Dallas’ NorthPark Center mall as part of the Dallas International Film Festival. Thereafter, it will stream on the development’s website.

The movie, “Cooper & the Castle Hills Gang,” follows the quest of 11-year-old Cooper (played by Kyle Kirk), his three friends and the elderly Mr. Wilson (played by J.B. Edwards) as they canvass Castle Hills for a lost wedding ring. The film, featuring experienced but not well-known actors, focuses on its story rather than lingering on obvious marketing shots. One of its few hiccups comes when Cooper uses the term “mixed use urban center” in casual conversation.

Mr. Bright, 58, said he foresees the film helping his Bright Realty to market Castle Hills’ commercial parcels. The community, which the family started developing in 1997, has 2,500 homes built, with another 600 planned. One third of its potential 1 million square feet of shops is built. An office-and-residential complex of more than 2 million square feet is in the planning.

The film cost less than $1 million for the Bright family to produce. “It’s a way of letting the community tell a little bit about itself through the residents and showing the community as a backdrop and not the focus,” Mr. Bright said. The Bright family otherwise is known for Mr. Bright’s father, H.R. “Bum” Bright, owning the Dallas Cowboys from 1984 until selling the team to current owner Jerry Jones in 1989. Castle Hills is in Denton County north of Dallas and near Lewisville, Texas.
