His team will continue to focus heavily on The Bridges at Castle Hills, a 1.5 million square foot mixed-use project slated to break ground in 2014.
Knotts joins Bright Realty with more than 25 years of experience in the real estate industry, including corporate real estate management and development as well as portfolio management, transaction management, lease administration, facility management and program management. Prior to joining the Bright Realty team, he served as Senior Managing Director for both Cushman & Wakefield and CB Richard Ellis and as VP of corporate real estate for RadioShack. Knotts holds a bachelor of science from Texas A&M University. He is a founding member of the Greater Fort Worth Real Estate Council. Knotts is also an active member of CoreNet Global, a CoreNet MCR candidate and has served as an instructor for BOMI.

Castle Hills Village Shops Phases I and II feature more than 82,000 square feet of retail, restaurant and office space. Bright Realty began development on Phase III of the shops in late 2012, adding 18,543 square feet for retail and restaurant tenants and 29,943 square feet of successfully pre-leased office space. Two new restaurants, operated by a well-known local restaurateur, will be moving into the growing Castle Hills Village Shops, located in the master-planned Castle Hills community at 2540 King Arthur Blvd in Lewisville. Three additional leases have also been signed.
Barry Tate, owner and operator of The Londoner restaurants in Dallas, Frisco, Addison and Allen, as well as the Frogg Coffee Bar & Creperie in Allen, will open both The Hills restaurant and Pizza Gallery in Castle Hills. The 1,954 square foot Pizza Gallery will feature wood-fired pizza, pasta and salads, and a full bar and patio. The Hills, a 2,582 square foot space with a casual sports bar feel, will offer a variety of “American comfort foods” such as burgers, fries and sandwiches and will also have a full far and patio. Kerry Assa of Bright Realty represented the landlord in the transaction; Irene Aleman of Reno Group Realty represented the tenant. Both restaurants are expected to be open in early 2013.
The additional leases include a 1,100 square foot Kim’s Alterations brokered by Assa and the renewed 1,260 square foot lease for Renee Mears Realtors brokered by Assa with Irene Aleman of Reno Group Realty representing the tenant. A Terminex office will also open in the Village Shops, brokered by Bright Realty’s Sarah Jones.
“We’re excited to welcome our new tenants to the Castle Hills community, which is currently home to approximately 9,000 residents and is still growing,” said Tim McNutt, Bright Realty executive vice president. “These new tenants will offer new entertainment and restaurant options to the community, as well as conveniences.”
The Castle Hills Village Shops include numerous retail, entertainment and office tenants such as restaurants, medical offices, convenience and liquor stores, a spa, karate and dance studios, nail and hair salons, and financial services. The Plaza serves as a neighborhood gathering place and venue for developer-sponsored community events such as free movie nights, holiday festivals and live concerts. A new phase of the Village Shops offering more retail and restaurant space is under construction with an expected completion in spring 2013.

The Lakes at Castle Hills golf course and club is pleased to announce the appointment of a new executive chef. Eric Lokke will bring his unique recipes, which reflect Texas comfort food with a Mexican twist, to the club.
Chef Eric was raised on his family’s southern comfort food and discovered his love for cooking while working as a prep cook at Hollywood’s Kodak Studios. He attended Le Cordon Bleu College of Culinary Arts in Dallas and, after graduation, worked as chef in well-known Italian restaurants and steakhouses. Over the years, he has created his own style of food: a fusion of his favorite Southern and Mexican recipes, influenced by his Texas roots and California restaurant experience.
Chef Eric’s new menu at The Lakes at Castle Hills will feature appetizers such as fried chicken and waffles, a recipe of crispy breaded fried chicken wings on maple-bacon waffles with an ancho chile maple syrup. His par 3 sliders will also be popular appetizers. The trio of sliders will include bacon cheeseburger, lamb with mint yogurt sauce, and buffalo chicken with ranch and bleu cheese crumbles. His entrée menu will feature honey bourbon marinated shrimp with jalapeno-bacon-cheddar grits as well as a Texas meatloaf topped with jalapeno gravy. As with all of the fare, desserts and breads will be made from scratch in The Lakes’ kitchen.
“I’m looking forward to bringing a distinctive menu and one-of-a-kind recipes to The Lakes at Castle Hills,” said Chef Eric. “While the presentation will be unique to The Lakes, the recipes will feature flavor combinations that we Southerners have known and appreciated all our lives.”
“Eric’s cuisine, sense of humor and approach to hospitality make our guests feel welcome, comfortable and at home each and every visit,” said Chris Martinez, The Lakes at Castle Hills general manager. “We are already getting great feedback on his unique recipes and look forward to sharing them with all of our guests.”
In addition to his experience as a restaurant chef, Chef Eric has also served as a special event chef for high profile guests such as President George W. The 42nd Bright Realty Texas State Open ended in dramatic fashion with Nathan Tyler of Phoenix, Arizona, capturing the title by birdieing the first hole in a sudden-death, three-man playoff. Tyler shot rounds of 71-70-70-69 for a four-round total of 8-under par, 280. Tyler bested his top-ten finish from last year's Texas State Open and took home the first place prize money of $25,000.
Jamie Elliott of Coppell, Texas, and Dustin Risdon of McKinney, Texas, also finished the day at 8-under par to force the playoff. Elliott shot rounds of 72-71-70-67-280, and Risdon had rounds of 73-71-67-69-280. Matthew Vela of San Antonio and Pat Grady of Broomfield, Colorado, finished the championship tied for fourth at four-under par, 284. Kolton Crawford of Mansfield, Texas, finished the championship at one-under par, 287 to capture low-amateur honors. Crawford is currently playing golf at the University of Arkansas.
"The Lakes at Castle Hills was an exceptional venue for this year's Bright Realty Texas State Open," said Mark Harrison, executive director for the Northern Texas PGA. "The feedback we received from the contestants was exceptional. They loved the layout, conditioning and the fact that the course provided a fair, but challenging test.”
The Texas State Open has a proud history of outstanding venues such as Champions Golf Club, Stonebridge Country Club, Horseshoe Bay, and The Woodlands and champions such as Lee Trevino, Ben Crenshaw and Jeff Maggert.
"The course was playing difficult to say the least. It was almost like a U.S. Open set up,” said Tyler. “You had to hit it in the fairway to hold the greens, and you had to hit the greens to make par. It was a great test. There weren’t a lot of places where you could attack, so I tried to make birdies on the holes I thought I could, and just hang in there on the others. It took extreme patience."
The 72-hole stroke play event consisted of 144 contestants. Following 36-holes, the field was cut to the low 50 scores and ties. 50 players survived the 148 (+4) cut. 46 professionals and 4 amateurs played the weekend rounds. All four rounds were contested at The Lakes at Castle Hills, a 7,256 yard, par 72 layout located in Lewisville. The total purse was $125,000.
“The team of dedicated professionals at The Lakes at Castle Hills delivered an outstanding golf course, customer service and amenities,” added Harrison. “We are already looking forward to next year's championship as we know it will even be bigger and better."

Nathan Tyler of Tucson, Arizona captured the 42nd Bright Realty Texas State Open in dramatic fashion by birding the first hole in a sudden-death, three-man playoff. Tyler shot rounds of 71-70-70-69 for a four-round total of 8-under par, 280. Tyler bested his top-ten finish from last year's Texas State Open and took home the first place prize money of $25,000.
"Today I was really just trying to downplay what I was playing for," said Tyler. "The course was playing difficult to say the least. It was almost like a U.S. Open set up. You had to hit it in the fairway to hold the greens, and you had to hit the greens to make par. It was a great test. There were not a lot of places where you could attack, so I tried to make birdies on the holes I thought I could, and just hang in there on the others. It took extreme patience."
Jamie Elliott of Coppell, Texas and Dustin Risdon of McKinney, Texas also finished the day at 8-under par to force the playoff. Elliott shot rounds of 72-71-70-67-280, and Risdon had rounds of 73-71-67-69-280. Matthew Vela of San Antonio, Texas and Pat Grady of Broomfield, Colorado finished the championship tied for fourth at four-under par, 284.
Kolton Crawford (a) of Mansfield, Texas finished the championship at one-under par, 287 to capture low-amateur honors. Crawford is currently playing golf at the University of Arkansas. He just completed his freshman year and was named to the SEC All-Freshman Team. Crawford was exempt into the field by finishing third in the amateur division at last year's Texas State Open.
The 72-hole stroke play event consisted of 144 contestants. Following 36-holes, the field was cut to the low 50 scores and ties. 50 players survived the 148 (+4) cut. 46 professionals and 4 amateurs played the weekend rounds. All four rounds were contested at The Lakes at Castle Hills, a 7,256 yard, par 72 layout located in Lewisville. The total purse was $125,000.

The team of Ray Richmond of Spring, Texas and three amateurs, Larry Boatner, Logan Boatner and Scotty Bryant took home first place and each amateur received a Nike VR-S driver with UST Mamiya PROFORCE VTS 65 shaft.

The Bright Realty Texas State Open Pro-Am precedes the 42nd Bright Realty Texas State Open, to be contested on Thursday, August 2 through Sunday, August 5 at The Lakes at Castle Hills. The Championship will be a 72-hole stroke play event consisting of 144 professionals and amateurs playing for a projected purse of $125,000. The field will play 36 holes before being cut to the low 50 scores and ties. The 42nd Bright Realty Texas State Open is presented by UST Mamiya.

The Dallas Business Journal (DBJ) recently named Bright Realty as the third largest residential developer in North Texas. In addition, Castle Hills, Bright Realty’s master-planned community, was named as North Texas’ third largest residential development.
Bright Realty and Castle Hills were both featured in the DBJ’s “The List,” annual rankings compiled by researchers at the publication. According to the DBJ, “The List” names “the hottest area companies in their fields,” is a “trend-tracker, serves as a barometer for the economy” and “keeps an eye on ‘what’s up, what’s down, who’s in and who’s headed out.’”
North Texas residential developers were ranked by the number of local lots developed or under construction in 2011. Bright Realty’s 571 lots beat out other well-known developers such as Hillwood Communities and Hines. Residential developments were ranked by new home starts through the first quarter of 2012. Bright Realty’s Castle Hills, a 2,500-acre Lewisville master-planned community, came in at 226 starts, just under Trophy Club and McKinney’s Westridge community.

The tournament serves to promote the game among female golfers in the region.
New to the championship this year was the Senior Division for participants aged 50 or older who elected to compete for a separate $2,100 purse and played at a modified yardage. Nancy Beck of Dallas was the 2012 Senior Champion. Rachel Smith of Mansfield, Texas, captured the low amateur award with a final round score of 3-over par, 75 and 3-over par, 147 tournament total. Haley Wilson of Fort Mitchell, Alabama, had a hole-in-one on the par-3, 7h hole. Wilson used an 8-iron from 145 yards.
The Lakes at Castle Hills is a newly renovated 18-hole championship course located in the master-planned community of Castle Hills in Lewisville, Texas. Following the Texas Women’s Open, The Lakes will welcome the Texas State Open, the premier championship for the Northern Texas PGA August 2 through August 5. The 45th Annual Bright Realty Golf Classic and the 1st Annual Bright Realty Corporate Golf Championship benefitting Big Brothers Big Sisters raised more than $273,000 and will take kids off the waiting list for big brothers and big sisters This year’s tournament.took place May 21, 2012, at The Lakes at Castle Hills. Both saw low scores and great conditions at the newly renovated course and raised funds for the organization that places caring adults in the lives of children in one-to-one mentoring relationships.
For the inaugural Corporate Championship event, Brian Norman took the low individual trophy while the Bright Realty group of Dan Parker and Brian Norman took the inaugural team award. Both Norman and Parker are golf professionals at The Lakes at Castle Hills.
The afternoon Bright Realty Golf Classic scramble event saw the team from Martin Marietta Materials take the trophy from the 2001 Coors Distributing of Fort Worth championship team.

Bright Realty’s The Lakes at Castle Hills is gearing up for the Texas Women’s Open on June 20 and 21. The Texas Women’s Open is one of two impressive tournaments to be held over the summer months. In August, The Lakes will be the site of the 42nd Bright Realty Texas State Open. The Lakes at Castle Hills is a newly renovated 18-hole championship course located in the master-planned community of Castle Hills in Lewisville, Texas.
The Women’s Texas Open was first played from 1935 to 1955 and over the span of two decades, saw some of the game’s greatest names including Babe Zaharias, who won the title five times. The event was revived in 2001 by the Northern Texas PGA (NTPGA) to promote the game to female golfers throughout the region and was renamed Texas Women's Open.
Following the Texas Women’s Open, The Lakes will welcome the Texas State Open, the premier championship for the Northern Texas PGA August 2 through August 5. This year marks the tournament’s return to Dallas after being in Tyler, Texas, for the last six years. The 72-hole stroke play Texas State Open will consist of 144 professionals and amateurs competing for a $125,000 projected purse. The Texas State Open has crowned many past and future stars over its 41-year history including three-time Texas State Open champions Ben Crenshaw (’75, ’79 and ’80) and Kelly Grunewald (’02, ’05 and ’06).

The Bright Realty team recently returned from the 2012 International Council of Shopping Centers (ICSC) “RECON” convention, the world’s largest event for real estate professionals in the shopping center industry. The event drew more than 30,000 professionals to the Las Vegas Convention Center May 20 through May 23, 2012.
Twelve members of the Bright team manned the company’s 800 square foot, high-tech booth which drew attention with its impressive display of logos from Bright Realty tenants such as Einstein Bagel’s, Smashburger and Tutti Frutti. Real estate professionals who visited the booth also learned about the company’s exciting new project, The Bridges at Castle Hills, with detailed renderings of the 1.5 million square foot mixed-use project. Slated to break ground in 2013, The Bridges at Castle Hills features a 70,000 square foot luxury Cinetopia theater as well as more than 425,000 square feet for retail and restaurant, 540,000 plus square feet for office, more than 1,000 residential loft units and 154 boutique hotel rooms.
“RECON offered an opportunity for us to make some new contacts as well as spread the word about The Bridges and our properties all over the Dallas-Fort Worth area,” said Eric Stanley, managing director. “We are pre-leasing Phase III of the Castle Hills Village Shops and Plaza and seeking the right tenants for more than 400,000 square feet of third party leasing assignments and 50 pad sites.

Bright Realty and Cinetopia theaters have executed a letter of intent to bring Cinetopia to the Lewisville community of Castle Hills. Cinetopia will be an anchor for The Bridges at Castle Hills, a premier retail, dining and entertainment destination to be built at Hwy 121 and Castle Hills Drive, about five miles west of the Dallas North Tollway. Cinetopia’s estimated opening date is 2014.
Cinetopia at The Bridges at Castle Hills will be approximately 70,000 – 80,000 square feet with 16 to 18 planned screens showing first run movies and special screenings. Cinetopia theaters have superior seating, Digital Super High Definition projection and exclusive 7.1 Digital surround sound systems. Plans for the Castle Hills’ Cinetopia include a restaurant and wine bar with indoor and outdoor seating, as well as cinemas with both large capacities and those for smaller, more intimate screenings. The complex will also offer state-of-the-art business conferencing and meeting facilities for private events. The Castle Hills Cinetopia will be the first in Texas and joins locations currently in Portland, Oregon, and Vancouver, Washington.
In addition to Cinetopia, The Bridges at Castle Hills will feature pedestrian-friendly entertainment and shopping as well as multi-family homes, green public spaces, and office spaces. Plans include approximately 500,000 square feet of retail; 450,000 square feet of office space; a boutique hotel; and 1,000 apartment units within the mixed-use portion along with an additional 4,500 apartment homes adjacent to the site. Its location makes it convenient to residents of Castle Hills, Lewisville, Carrollton, Plano, Frisco and the surrounding communities.

The September 24th grand opening festivities will showcase the club and course via various events that are open to the public. Dallas, TX (July 1, 2011) - Bright Realty is pleased to announce that the Castle Hills Village Shops and Plaza Phases I and II are 90 percent leased. The leasing success of Phases I and II will be marked with the planned groundbreaking for Phase III, located within the same site.
Currently, the Village Shops includes more than 82,861 square feet of retail and office space in the heart of Lewisville’s master-planned Castle Hills community. Bright Realty successfully leased the space in spite of challenging economic conditions and a location that is relatively unknown outside of Castle Hills.
“The challenge with the Village Shops, which is situated in the middle of a community and not readily accessible from any major intersections, was to capture an audience outside the neighborhood, in addition to capturing those already there,” said Tim McNutt, director of commercial leasing. “The current economy added to that challenge.”
In order to meet the challenge, Bright Realty developed an extensive marketing plan that focused on the right use for the Castle Hills Village Shops, which built momentum in leasing activities and ultimately led to the lease-up. “That plan included a Residential Strategy Summary Report that gave us a residential insight for target use,” said McNutt. “We tackled visibility challenges with marketing incentives and took it to the streets. The marketing plan also included partnering with BCM, Bright Realty’s marketing arm, for weekly events in the Plaza to draw outside traffic. In addition to hosting a Saturday farmer’s market, the Village Shops and Plaza location serves as venue for concerts, game nights, and family-friendly activities.” The Village Shops now buzz with activity and tenants offering a wide variety of conveniences and dining options.

It’s the ultimate product placement.
Castle Hills, a 2,500-acre mixed-use master-planned community in Lewisville, Texas, served as the set for a 51-minute family friendly film, “Cooper & The Castle Hills Gang,” which the community’s developer, Dallas-based Bright Realty, produced with an eye toward creating a unique marketing tool.
“Marketing is no longer about selling. It’s about engaging,” says Tracy Lucas, Bright’s director of marketing. Initially, Bright Realty intended to shoot a seven-minute infomercial, “and 10 years ago, that’s probably what we would have ended up with,” says Lucas. But the filmmakers hired to make that video, Ditore Mayo Entertainment, convinced the developer’s owner, Chris Bright, that something more ambitious might be more effective.
The film, which cost an estimated $500,000 to produce, according to The Internet Movie Database, debuted in April at the Dallas International Film Festival’s Family Day. It was then screened for 2,000 guests at the community’s Village Shops and Plaza. The movie is now available for free viewing online at www.castlehills.com.
Once it was posted online, Bright Realty saw a 40% increase in traffic to the Castle Hills website from the previous month and an 85% increase from the same month the year before. Lucas tells Builder that while the Internet traffic from the movie has receded a bit, Bright Realty thinks the DVD could have “a pretty indefinite shelf life.” It’s available in the sales offices of all the builders active at Castle Hills (including Bright’s home-building division, American Legend Homes). It’s showing on the flat-screen TVs in all of the community’s model homes. And it’s being distributed as collateral marketing material to third-party buyer leads, such as people relocating to Dallas.
This Fourth of July, the movie will be rescreened during the community’s three-day “Freedom Festival.” And Bright Realty has received a number of inquiries from companies about its marketing efforts, including GDR, a London-based trends consultancy specializing in retail and?hospitality. GDR produces a global innovation publication called Global Scanning, which focuses on forward-thinking concepts. It’s planning to run a feature on Bright Realty in a coming issue, according to Jamie Hawkes, a spokesperson for the developer.
The movie is a coming-of-age drama, set on the Fourth of July, about a precocious 11-year-old Cooper Callaghan, who lives in what he calls “the best neighborhood in the entire world.” The plot involves Cooper and his posse of friends helping an elderly, retired attorney, Jack Wilson (whose last name can’t help but evoke the irascible Mr. Wilson in the “Dennis the Menace” comic strip) find his wedding ring before Wilson’s wife returns home from a trip to Phoenix.
That mission sets the kids off on a journey through Castle Hills, with stops at several of its amenities—its pool, the golf club, trails, and gardens—to retrace Wilson’s steps of the previous few days. (The movie includes some creative animation to highlight the community’s commercial and retail components.) Along the way, the self-centered Cooper learns about the value of teamwork and community, and even how to get along with his annoying older sister Penny.
The ring is found, of course, with fireworks going off in the background. “Everybody got what they wanted or needed,” says Cooper. “Everybody got happy.”
These life lessons, though, are secondary to the movie’s real purpose: to show off Castle Hills, which when completed will have 3,324 homes whose selling prices start in the $200s and go up to more than $3 million in the community’s gated Enchanted Hill, which is prominently featured at a key juncture of the film. |

Chris Bright, scion of the Texas Bright dynasty built on oil and banking, has gone beyond snappy brochures and business cards to market the family’s 2,500-acre Castle Hills development near Dallas.
His Bright Realty this Saturday will unveil an atypical marketing tool for its project: a 60-minute, family-focused movie shot entirely in the neighborhoods, shopping centers and golf courses of Castle Hills. The film, produced by Ditore Mayo Entertainment, will debut Saturday at Dallas’ NorthPark Center mall as part of the Dallas International Film Festival. Thereafter, it will stream on the development’s website.
The movie, “Cooper & the Castle Hills Gang,” follows the quest of 11-year-old Cooper (played by Kyle Kirk), his three friends and the elderly Mr. Wilson (played by J.B. Edwards) as they canvass Castle Hills for a lost wedding ring. The film, featuring experienced but not well-known actors, focuses on its story rather than lingering on obvious marketing shots. One of its few hiccups comes when Cooper uses the term “mixed use urban center” in casual conversation.
Mr. Bright, 58, said he foresees the film helping his Bright Realty to market Castle Hills’ commercial parcels. The community, which the family started developing in 1997, has 2,500 homes built, with another 600 planned. One third of its potential 1 million square feet of shops is built. An office-and-residential complex of more than 2 million square feet is in the planning.
The film cost less than $1 million for the Bright family to produce. “It’s a way of letting the community tell a little bit about itself through the residents and showing the community as a backdrop and not the focus,” Mr. Bright said. The Bright family otherwise is known for Mr. Bright’s father, H.R. “Bum” Bright, owning the Dallas Cowboys from 1984 until selling the team to current owner Jerry Jones in 1989. Castle Hills is in Denton County north of Dallas and near Lewisville, Texas.

Audiences of all ages will enjoy “Cooper & the Castle Hills Gang,” an action-packed, family-friendly story that takes lead character Cooper on a quest to help Castle Hills’ favorite grandpa, Mr. Wilson, find something he has lost. The movie gives the developer, Bright Realty, an opportunity to showcase every aspect of the master-planned community. The movie follows Cooper all over Castle Hills in his quest, through its 30-plus parks, hike-and-bike trails, fishing lakes, sports fields and outdoor plazas. Cooper eventually outsmarts his older temperamental sister, Penny, and (spoiler alert!) ultimately overcomes his own pride to save the day.
Developer Chris Bright, of Bright Realty, sees the movie’s purpose as two-fold. He hopes to use the film to position Bright Realty as the foremost developer of master-planned communities and mixed-use developments. While the film is certainly a unique marketing strategy, it is also a way to showcase a project that is close to his heart. “Castle Hills was originally our family farm and holds childhood memories for the entire Bright family. Everyone loves movies, so what better way to engage the community than through the making of the movie – more than 10 percent of the community’s 9,000-plus residents participated as extras,” said Bright. “With ‘Cooper & the Castle Hills Gang,’ we’re not just making a movie, we are documenting great memories for years to come.”

Bright Realty recently signed promotional marketing company Tic Toc as its newest tenant at the four-story State Bank & Trust Building at Central Expressway and Fitzhugh in the Uptown area of Dallas.
Elizabeth Ocando of Bright Realty represented the landlord and signed the new tenant to a 9,127 square foot space.
Dallas’ Tic Toc has been working around the U.S. for more than 30 years, serving mostly Fortune 500 companies. The company also has offices in Chicago, Kansas City, Raleigh-Durham and Hong Kong. The Dallas office will serve as company headquarters.

Dallas, TX – Bright Realty has seen a steady increase in activity in both leasing and land sales in the last quarter and expects that trend to continue through the fourth quarter. Newly acquired agreements include the expansion of the first phase of the Castle Hills Village Shops and Plaza in far north Dallas with new tenants such as TRU Salon, Castle Hills Chiropractic and Edward Jones Financial Planning Services, as well as the beginning of phase three of the project in 2011.
Bright Realty also announced expansion at properties in southern Dallas, an area that desperately needs new retail and employment opportunities. New tenants include WAG Learning Center, Just Like Mama’s and Hollywood Supply. “Rather than focus on national retailers, our leasing agents took a more proactive approach going door to door to find smaller firms that already had a presence in the community. We offered an opportunity – and incentive – to expand and have leased more than 30,000 sq. ft. of space in the last 90 days,” said Tim McNutt,director of leasing and sales for Bright Realty.
“We continue to acquire new leasing agreements of Dallas/Fort Worth properties on a regular basis. High density, high income and high traffic areas continue to see growth as retailers seek space in these locations,” said McNutt. “Other opportunities in retail are on the low end where owners who have a low basis in the property can offer value to the tenants with aggressive terms.”
Most recently Bright Realty was awarded the management and leasing assignment for the 102,000 sq. ft. National Health Insurance building. The building offers 22,000 contiguous feet available on the second floor, a great option for large tenants in the Dallas/Fort Worth mid-cities area. Bright Realty also has a large mixed use project slated to start 2011/2012.
“We see major opportunities in the market for a more aggressive and creative approach to real estate services,” says McNutt. “The days of just answering the phone and taking orders are long gone and replaced by a requirement to use creative marketing and pound the pavement to find opportunities and close transactions. There are real opportunities for those who take a more aggressive and creative approach.”

The popular Castle Hills Fall Festival expanded this year with the addition of the Kiwanis Haunted House, a family-friendly (yet still spooky) experience. The Haunted House was built specifically for the Castle Hills Village Shops and Plaza by local Kiwanians. It was staffed for five evenings leading up to Halloween by local Kiwanis Club members and Key Club members from four area high schools who worked to earn community service credit.
“We made a great number of families and kids happy with the Haunted House,” said Corey Tidwell, Kiwanis president. “The funds raised will be used for programs and activities that promote health and education, as well as encourage leadership and service among youth in Carrollton, Plano, Farmers Branch and Addison.”

WAG Learning Center, a provider of children’s tutoring services, signed a five year lease on a 6,200 sq. ft. site. Just Like Mama’s will offer home cooking in its 1,500 sq. ft restaurant site for five years. Hollywood Supply, specializing in vacuum cleaners and supplies, signed a three year lease for a 1,000 sq. ft. store.
Southwest Center Mall is located of Highway 67 and Camp Wisdom Rd. It is anchored by Macy’s, Sears and Burlington Coat Factory.

“Activity picked up substantially right after the New Year and we have signed over $3 million in new office and retail leases this quarter. We have also brokered over $3.5 million in troubled asset disposition for area lenders,” added Stanley. With buyers anxious about the recession and credit markets, deals may be taking longer to close but good deals are definitely out there for both tenants and landlords.
Buyers and tenants are doing their homework to carefully research locations that fit their strategic plans much more diligently than during the boom. Area wide, there is downward pressure on rents.
