The team from JLL, the commercial real estate firm brokering leases for Bright Realtys Crown Centre and The Realm projects, provided its perspective on office park development in DFW to guests at Bright Realtys most recent Business Breakfast. Attendees met at The Lakes at Castle Hills for a state of the market on commercial office development across the nation, in Texas, in Dallas-Fort Worth and specifically in the Castle Hills area.
Despite the slowdown in the oil patch, said JLL Managing Director Jeff Eckert, DFW still leads in job creation across the nation. In fact, DFW carries Texas with a whopping 74 percent of the states job growth.
That job growth translates into activity in commercial office development. Bright Realtys The Realm, offering 220,000-plus-square-feet of Class A office space in the growing Nebraska Furniture Mart area, offers a true live, work, shop, play experience in one of DFWs fastest-growing submarkets. The Realm offers walkable retail, entertainment, restaurants and a multi-family component, also developed by Bright Realty. Eckert stated that 70,000-square-feet of The Realm will deliver in mid- to late-2018.
The first phase of land development has been completed on Crown Centre, on 2,600 acres in the State Hwy. 121 area, and will be meeting corporate campus needs as soon as mid-2018. Crown Centre is build-to-suit and, like The Realm, is a stones throw from corporate headquarters such as Toyota, FedEx, JC Penney, Liberty Mutual and more.
Eckert was joined in his presentation by JLL Executive VP James Esquivel and JLL Associate Ahnie Gampper.
