The article focused on a short list of regional projects that demonstrate creative solutions to overcoming the obstacles faced by developers. Dubbed smart projects, the article cited Bright Realtys success in building Castle Hills and its plans for a large mixed-use component, The Realm at Castle Hills.
In the article, Bright Realty CEO Chris Bright explained the thinking behind his vision for The Realm, in which everything from shopping patterns to parking spaces is considered. The key to success in mixed-use, believes Bright, is anticipating how people will want to live. Another key element, according to Bright, is creating a social environment where people want to be around other people. Bright Realty has tried to create this environment in Castle Hills retail center, The Village Shops, with family-friendly events that range from free concerts to their annual fireworks show.
Bright Realty hopes to achieve the same success in building community with their multi-family project, Discovery at The Realm, which is currently pre-leasing. The $75-million project plans to deliver an initial phase of 423 units starting in April. Some of the features Bright Realty hopes will attract its target Millennials include the urban feel of the design; concierge services; walkability to neighborhood entertainment and conveniences; and common spaces that encourage an active social environment. At build-out, The Realm mixed-use is planned to include more than 5,000 units with office, retail and open space on 400 acres. With a location close to the busy Nebraska Furniture Mart area, Discovery is poised to capitalize on filling the needs of corporate relocations to the surrounding market area.
