Bright Realty has added a unique neighborhood to its highly successful Castle Hills master-planned community: Cottages at The Realm is a gated neighborhood of brand new homes built solely for rent by American Legend Homes. Cottages at The Realm is the first all-rental home community in the area and the newest rental home product in the market. The first homes were available for move-in mid-February.
Cottages at The Realm will consist of 72 quality-built three- to four-bedroom homes ranging from 1,844 to 2,777 square feet with rents starting at $2,736 per month. The homes feature top of the line design features, such as stainless steel appliances, granite kitchen countertops, large islands, 42-inch wall mounted cabinetry, an extensive designer lighting package, energy- efficient air conditioning and more. All homes include patios, fully fenced backyards and attached two-car garages; several of the homes include game rooms and studies. The community is part of an HOA, offering front and backyard lawn maintenance, direct mail delivery to each home and curbside trash pickup. The homes are being built by American Legend Homes, one of the largest homebuilders in North Texas, and part of Bright Industries, Bright Realty's parent company.
The homes appeal to a wide demographic: those waiting for a home to be built or those unable to purchase a home due to DFW's in-demand housing market. In January, Zillow named the Dallas area in the top ten "Hottest Markets for 2018" and Texas A&M University Real Estate Center noted that new home inventory in the area has not kept pace with housing demand.
The immediate area around Castle Hills is already home to DFW's biggest relocations, including Toyota North America (4,100 jobs), Liberty Mutual (5,000 jobs), JP Morgan Chase (4,800 jobs) and AmeriSourceBergen Corp. (3,000 jobs). Castle Hills is also on the list for Amazon's HQ2 project, one that would bring 50,000 employees to the area.
Castle Hills currently has 15,000 residents and new homes for purchase starting at $370,000. The community also includes Bright Realty's Discovery at The Realm, an award winning luxury 423-unit multi-family development with amenities such as a guard-gated entrance, fully staffed club and dog park; The Lakes at Castle Hills, a private country club and golf course; and the Castle Hills Village Shops, a neighborhood restaurant and retail destination featuring one of the area's newest craft breweries, TKO Libations, and several restaurants popular with foodies, such as T.B.D. Kitchen and P.IE 3.14. The Realm is a Bright Realty-planned mixed-use project which will include office, restaurant and multi-family above retail.
Cottages at The Realm's location is 15 minutes from DFW International Airport and is easily accessed from State Highway 121. It is close to premier entertainment and retail destinations like The Shops at Legacy, Legacy West, Stonebriar Centre and the Dallas Cowboys headquarters. The community is served by Lewisville ISD.
"Cottages at The Realm is a unique concept that meets the needs of the local housing shortage with so many people looking for homes in Castle Hills and the growing 121 corridor," said Eric Stanley, Bright Realty president and COO. "We are specifically seeing an unmet demand for homes versus apartments. These homes are a great alternative for those who want a home but don't want the associated upkeep of buying a house along with renters looking for more square footage and higher-quality amenities than most apartment communities offer.
"The neighborhood will also help fill the need for temporary corporate housing for thousands of people relocating to this fast-growing area every month and for those who want a home for their families before deciding where to permanently reside in the region," added Stanley.
The cottages can be toured and leased at the Discovery at The Realm leasing office, 3600 Windhaven Parkway.
