A partnership led by Bright Realty broke ground March 14 on a Starbucks-anchored 7,700-plus square-foot retail building, Castle Hills Commons, located on the frontage road of State Highway 121 east of Josey Lane in Lewisville, Texas. Bright is leasing and managing the property. Texas Bank & Trust Company is the lender, with Bright Equities providing investor relations services.
With a highly visible location between the Super Target-anchored Lewisville Towne Center to the west and Nebraska Furniture Marts developing Grandscape to the east, Castle Hills Commons will be accessible to commuters on the busy Sam Rayburn Tollway. The new Starbucks will be joined by a 1,756-square-foot Planet Sub and a 1,699-square-foot Marsh Ridge Family Dental and Orthodontics, all with a July delivery date. Bright Realty is currently seeking national credit service tenants to fill the 2,352-square-feet of available space in the center.
Britton Lankford, Tim McNutt, Jr. and Mason Bakken of Bright Realty represented the landlord in the transactions. Darrell Hernandez of CBRE/UCR represented Starbucks; Wyatt Russo of The Retail Connection represented Planet Sub.
This latest project adds to Bright Realtys developments in the area including Discovery at The Realm, a luxury multi-family project which is currently pre-leasing, and Crown Centre at Castle Hills, a 150-plus acre office park. Bright Realty is also the developer of the 2,800-acre master-planned Castle Hills community. Castle Hills welcomed its first residents in 1998 and has continued to grow to more than 12,000-plus residents. Today, the total number of single-family homes in Castle Hills is 3,923, making Castle Hills DFWs seventh largest active master-planned community, with continuous new home construction activity spanning 15-plus years.
